3 Lease Terms The accommodation can be taken on a floor by floor basis or in multiples thereof for a lease term to be agreed. The tenant will be responsible for internal repairs and decoration but if the first floor rear office is taken in isolation from the other offices, the cost of occupation will be a virtually all inclusive figure. For the remaining accommodation, a service charge will be levied for a proportion of the cost for the maintenance, repair and decoration of the common parts, the exterior of the building, heating to radiators and the building insurance premium. The electric for the second floor suite will be charged on a usage basis via a sub-meter but the heating and electric costs for the first floor (if taken in isolation) will be included within the figure quoted below.
