2 DESCRIPTION This robust building was constructed in 1940 to make parts for the Avro-Lancaster bomber and continued to be used for aircraft component manufacture until the 1960 s. A series of low grade uses followed until the present owners commissioned Stephenson Bell Architects to carr y out a high quality and comprehensive renovation from top to bottom. This included making all areas fully accessible, the installation of modern services and IT requirements and the creation of 64 secure car parking spaces. The renovated building was fully let from the outset and has remained so ever since. Now the lower ground floor office available. The building is maintained in excellent order, has a full time concierge and benefits from a communal café available for the tenants only The original windows have been renovated to maintain the original period appearance of the building, but they have then been supplemented with narrow framed secondary glazing which provides modern thermal and acoustic insulation. All units are centrally heated and have heat meters. Each unit has a metered, separate electrical supply, mechanical ventilation and is provided with containment to allow the installation of split system comfort cooling with a condenser area provided at roof level. Lighting is provided by lighting rafts which carr y trunking for the distribution of small power and IT. Perimeter skirting trunking is also provided. 4 LOCATION Aeroworks is conveniently located a short walk from Piccadilly Railway and Tram station, it is also about 100metres off the inner ring road. The new tram service which will go to Sports City and beyond passes nearby the building. Adair Street is sandwiched between several vibrant, exciting and rapidly developing areas.
