2 ELVA BUSINESS CENTRE Elva Way, Bexhill on Sea, East Sussex, TN39 5BF A development of 2,260 square metres of light industrial and office business space in three blocks, situated in north Bexhill and available for letting immediately. Elva Business Centre has been constructed on the site of the former Sidley Goods Yard and will create a number of small serviced units for new start-up businesses, shared office space and business space units of between 50 and 150 square metres to suit both incubator and established businesses. The ground floor units have the benefit of direct external access to car parking and deliveries (with the exception of units 5 and 10). The first floor units are jointly served by an internal staircase together with a passenger lift. 2. Nichols Workshop, 2 Elva Way, Bexhill-on-Sea, East Sussex TN39 5BF A single storey building on 1000m 2 gross floor area comprising 4 individual units of 100m 2 gross each and 3 individual units of 200m 2 including ancillary accommodation. The building is of simple steel portal construction with powder coated corrugated steel cladding, powder coated aluminium doors and windows. 3. PLANNING USE Use category B1 applies to the whole development broadly classified as a light industrial nature/office use.

5 Nichols Workshop & Edge Workshop only NICHOLS WORKSHOP TERMS AND CONDITIONS OF TING SUBJECT TO CONTRACT The units are available on a 5 year lease, determinable by the Tenant on one month s notice in writing. The Tenant will be required to pay one month s rent in advance, plus one month s rent by way of deposit. Future rent payments are to be arranged by Standing Order. The monthly rent for the units is variable according to size. Price on application. They are however exclusive of rates and VAT. The council may increase the monthly rent at any time by giving not less than one month s prior written notice. The Tenant will be responsible for all the statutory undertakings charges for consumption of business rates, water, electricity and gas, telephone etc. The Tenant will be responsible for all internal repairs to fixtures and fittings, for keeping the premises in a clean and tidy condition and for surrendering the premises in such condition on termination of the lease. Any additional security measures are the Tenant s responsibility, and the Tenant is responsible for all repairs to doors and windows. The council will responsible for repairs to the exterior and structure of the premises.
