2 Location Warwick House Business Park is situated on the A423 Banbury Road about 1 mile south of Southam Town Centre. The area is approximately 7 miles to the east of Leamington Spa, 10 miles west of Daventry, 13 miles south east of Coventry and 14 miles north of Banbury 10 miles south west of Rugby. Junction 12 of the M40 is approximately 5 miles to the south west via the B4451. Southam has continued to grow over the last few years in terms of its residential and commercial / industrial population. This has enabled many of the local companies to continue to expand yet stay within the same geographical location and benefit from the availability of a good pool of labour. Description Warwick House Business Park comprises 15 light industrial / warehouse units set behind a detached two storey office building. The subject unit is of brickwork and block construction with external cladding and a mono pitched roof with translucent roof lights. The original double timber doors into the unit have an opening of approximately 7 5 (2.26m) and set behind is a double glazed UPVC entrance door with side panel but can be easily removed. The unit has its own WC and kitchenette together with three phase electricity. Services Mains water, electricity (including three phase), and drainage are connected.
