Access Statement for Blue Bay Blue Bay, Trenance, Mawgan Porth, TR8 4DA, CORNWALL Introduction Blue Bay is a large private holiday home set within the popular beach resort of Mawgan Porth. The property sleeps up to 20 people in 8 bedrooms. The beach and the nearest pub and shop are within ten minutes walk down the hill. For bookings please contact Beach Retreats on or visit Pre-arrival Information The nearest train station is Newquay 5 miles (15 min drive) south from Mawgan Porth. Nearest Airport - Newquay Cornwall Airport (NQY) is located 2 miles (5 min drive) south from Mawgan Porth. Local bus route 56 runs regular services between Newquay, Watergate Bay, Newquay Airport and Padstow. 2 Arrival, Parking and Key Collection From the A30 heading south, exit at Highgate Hill and take the 3rd exit signed A39 towards Wadebridge & Newquay. At the Halloon roundabout, take the third exit, continuing on the A39 towards Wadebridge. At the next roundabout take the 1st exit onto the A3059, signposted to St Mawgan and the Airport. After about 1 mile pass the garage on the right hand side and take the next right turn, approximately 1/2 mile after this, to St Mawgan and the Airport. Go past the Airport and at the B3276 'T' junction, turn right towards Mawgan Porth. Follow this road into the village. After crossing the bridge by the beach, the road will go uphill. Take a left at the junction on top of the hill and turn into Bedruthan Steps hotel s car park on the left hand side. Drive past the hotel entrance and follow the lane until you see Blue Bay on the right hand side. There s parking for approximately 10 cars at the property. The car parking is level with a gravel surface. Key collection details will be provided with your booking confirmation. Entrance to Property A level block pavement runs to the gate and the paved courtyard. The gate is 80cm/31.5 wide. The courtyard and the entrance to the property are well lit. There s a side access through a 70cm/27.5 wide door into the kitchen. The kitchen entrance has a 16cm/6.3 tall step. The main entrance is 70cm/27.5 wide and has a 7cm/3 step and a 14cm/5.5 high threshold. The front door opens into a hallway. Hall, Stairs and Landing The hallway has a carpeted floor and is well lit by a pendant light and a wall mounted light. There s level access to the sitting and dining area, Bedroom 1 and the TV room. The stairs can be accessed via a 77cm/30.3 wide passage on the right. The staircase is steep and 62cm/24.3 wide. There are 10 carpeted steps up to the first floor bedrooms, each 22cm/8.6 tall. The hand rail runs on the left. TV Room The TV room is located downstairs, on the left from the entrance. The door opening is step free and 76cm/30 wide. The room has a low pile carpeted floor. The furnishings include 3-seater and 2-seater sofas, an armchair and a wall mounted TV.

3 The room is well lit by a pendant light and a floor lamp. 2 x 62cm/24.4 wide doors open onto the decked patio. The door has a 10cm/4 step. Sitting Room The sitting room is located opposite the entrance. The door opening is 70cm/27.5 wide. The sitting room has three 2-seater sofas, a 3-seater sofa, an armchair, window seating for 8 people, a coffee table and an open fireplace. There are wide spaces around the furniture, all of which can be moved. The sitting room has a wooden floor and a low pile rug. The furnishing and floors have good colour contrast; the room is well lit by spotlights and floor lamps. There s further seating at the bar area on the right hand side of the sitting room on 2 high stools. The bar area has a small fridge on the floor level. There s step free access from the sitting room to the conservatory/dining area through a wide doorway. Dining Area The dining area is located in a conservatory next to the sitting room and has step free access. There s enough dining space for 18 guests around 74cm/29 tall tables that have been pushed together. The tables have 65cm/25.6 clear space underneath. The table comes with 18 chairs without armrests. The dining area opens into the sitting room, leaving ample space around the table. A 62cm/24.3 wide door leads from the sitting room to a separate breakfast room which has 3 more tables and 4 chairs. The crockery and glasses are located in a cabinet in the breakfast room but can be moved down on request. There s also an espresso machine. Kitchen A 75cm/29.5 door leads from the breakfast room to the kitchen. The commercialstyle kitchen has an oven, a 6-burner gas hob, microwave oven, industrial size fridge, 2 freezers and a dishwasher. The oven is 69cm/27 high with a side opening door. The microwave is located on the worktop at the height of 96cm/3 1. The height of the worktops and the hob is 93cm/3ft. The basin is at the height of 97cm/3 2 and has a single lever mixer tap.

4 Crockery & glasses are located on shelves at the height of 150cm/4 11 but can be moved down on request. The lowest drawer in the fridge is at the height of 150cm/4 11. The two freezers are located on the floor level. A 68cm/26.7 wide door on the left leads to the larder. There s a small breakfast area in the kitchen with a 90cm/2 11 tall breakfast bar and 4 stools. A 70cm/27.5 wide door (with a 16cm/6.3 step) leads to the porch with side access to the parking area. The kitchen has a tiled floor and is well lit by dual aspect windows and ceiling lights. Bedrooms There is 1 bedroom downstairs and 3 upstairs in the main house plus another 4 bedrooms in the annexe in the garden. The upstairs bedrooms can be accessed by a steep 62cm/24.3 wide staircase. There are 10 carpeted steps up to the first floor, each 22cm/8.6 tall. The hand rail runs on the left. BEDROOM 1 Bedroom 1 is downstairs on the left from the entrance. The door opening is 70cm/29.1 wide and step free. The bedroom is decorated in neutral colours and has low pile carpeted flooring. The bed is a 150cm/5ft king size. The bed height is 49cm/19.3 from the floor to the top of the mattress with 24cm/9.5 clear space underneath. The widest space around the bed is 130cm/4 3. The fittings include 2 bedside cabinets, 2 armchairs, a chest of drawers, a wall mounted TV and a wardrobe with a clothes rail at the height of 160cm/5 3. The bedroom is well lit by a pendant light and 2 bedside lights. A 72cm/28.3 wide door opens onto the decked courtyard. The doorway has an 8cm/3 tall step. A 69cm/27.2 wide door opens to an en-suite bathroom. The bathroom has a shower and WC.

The decking area can be accessed from the TV room through 2 x 62cm/24.4 wide doors. The door has a 10cm/4 step. The decking area has a BBQ, 4 tables, 6 chairs without armrests and 10 chairs with armrests. The decking area is not lit.
