1 Shetton Barns Mansell Lacy, Herefordshire HR4 7HP SITUATION Shetton Barns are a small select cluster of barn conversions situated amongst the glorious tranquil countryside of Herefordshire. They are nestled in the small hamlet of Shetton, situated towards the end of a quiet country lane and surrounded by rolling hills - Garnans Hill, Credenhill Wood. The location offers an idyllic peaceful and rural setting yet is within easy reach of the cathedral city of Hereford and the nearby village of Mansell Lacy. Hereford offers an abundance of facilities, including a wide range of retail outlets, leisure facilities, a football ground, hospital and the Courtyard Theatre. There is also a golf course in Wormesley which is approximately 5 miles away. There are excellent rail links to Birmingham. New Street and London Paddington (via Hereford) while access to the motorway network, via junction 4 of the M50 is approximately 23 miles distance.

2 THE PROPERTIES Shetton Barns are finished to an exceptionally high standard. The properties offer open plan family living with an eclectic mix of old and new. Where mezzanine levels lie within the bedrooms, there is a loft ladder to enable access. Mezzanine levels within the living rooms have been fitted with a wooden stair case with oak handrails. Each property has Freeview TV, broadband and CD /video player, games, music books library, radio cassette. All properties come with courtyard style landscaped front & back gardens very safe for children, also provides ample parking. Each kitchen is fully equipped with a double electric oven, microwave, toaster, dishwasher, cutlery, kettle, high chair, cots, baby station, baby monitor alarm, and kitchenware. Dining area seats 24 in The Coach House, 22 in The Kiln Towers, 12 in The Wain House, 22 in The Granary. Ample sitting space in each Barns, Central Heating, log fire in the Wain House, 14 Double bedrooms within the 4 barns, 3 Mezzanine floor, sofa beds, cots. Linen, towels set & bedding provided. Heated towel rails in the bathrooms.ample Double shower, bath, toilets, and wash hand basin. You can rent the barns individually, or by group of two, three or four. When booked collectively it can accommodate up to 52 people. Please see below all details for each property. Prices varies from 295 per night per barn to 450 depending on the Season. 3 PLOT ONE-THE WAIN HOUSE The Wain house is a single storey barn conversion. The property is accessed from the kitchen or lounge. The kitchen is separated from the entrance hall with steps leading up to the lounge. The lounge has a mezzanine area and a wood burning stove. This barn can accommodate up to 13 persons within 4 double bedrooms with double beds, 1 with an extra single bed and 2 mezzanine floor with double bed. Three steps from the hallway lead down to the large family bathroom which has a double shower cubicle, a separate bath and toilet.

4 PLOT TWO-THE KILN TOWERS The kiln Towers is a two storey barn conversion. The property has an open plan kitchen/dining room and a separate utility and cloakroom. Two steps lead down to the sitting room which has a vaulted ceiling and two sets of double doors from which to access the garden. The sitting room also has a vaulted ceiling and a mezzanine area. The Kiln Towers can accommodate up to 12 persons.there are three bedrooms to the first floor, one of them onsuite with a double bed + twin bunk bed,one of the other bedroom has double bed +twin bunk beds, and the third one has a twin bunk bed. The sitting room also has a mezzanine area fitted with a double bed. There is a large family bathroom with separate bath and shower. This is a unique property which has two oats house style cowls.

5 PLOT FOUR-THE GRANARY The Granary is a two storey barn conversion that has circular windows to the front apex. The main entrance is situated to the rear of the property. As you enter the property, there is a storage cupboard for coats. The open plan kitchen / breakfast room has two steps which lead down to a utility area and separate cloakroom. There is a wealth of exposed brickwork and from the living room, doors lead out to an extensive patio area laid across two levels. The property has three bedrooms on the first floor, the master of which has an en-suite shower room and features those circular windows. The family bathroom has a bath and separate shower. Vehicular access to the property is at the rear, where there is space for ample parking.the Granary, sleeps 12 persons within 2 double bedrooms(1 en-suite) with double beds & Twin Bunk bed,1 double bedroom with 1 double bed.a double sofa bed is in the lounge and a downstairs cloakroom.

6 PLOT FIVE-THE COACH HOUSE The Coach house is a two storey barn conversion with most of the accommodation based on the ground floor. The open plan kitchen/ breakfast/ living room area is very large and the dining table can sit up to 24 guests. Three bedrooms are situated on the ground floor and have a double door leading out onto the front gravelled garden. The master bedroom is situated on the first floor and has an en suite shower room with toilet. The property has a large family bathroom on the ground floor with a bath and a separate double shower. The Coach house can accommodate up to 12 guests, 15 if using the double & single sofa bed located in the lounge. Each bedrooms consist of 1 double & 1 single bed.
