2 This charming villa was built in June It is situated on a little country road (one-way traffic only), in a small village called Chessenaz, between Annecy and Geneva. The ceilings of the 2 living floors (above the garage area) have exposed wooden beams. The inside has been tastefully furnished and the kitchen and both bathrooms are modern and fully equipped. The entrance hallway has loads of space for hanging coats and tidying shoes and boots away. A tiled stairway leads to the first floor. Here, the large living room/dining area has access through wide sliding French windows onto a 7 meter long sunny balcony with a splendid view onto the tree-filled garden and the valleys and mountains surrounding the village. The lounge has a tv with international programmes and a dvd player, some books and puzzles. The kitchen area is fully-equipped with a microwave and an oven, a 12-set dishwasher, large fridge with freezer compartment, toaster, kettle and Dolce Gusto coffeemaker and, of course, more than enough cutlery and crockery for 6 persons. A small closed hallway leads to the bathroom and bedroom. The bedroom has a double bed (separate mattresses) and a large wardrobe with full-length mirror, a safe for your valuables, an iron and ironing board. Two large windows with automatised blinds make for a light and airy bedroom. There is also a make-up table and chair. The walls of the bathroom are completely tiled and the floor is wooden. There is a combination bath and spacious shower, wc, sink, mirror and heated towel rail and a large window with frosted glass. On the second floor there is a large (almost 50m2), light and sunny area with 2 large roof windows (Velux) and a conventional window (all windows on all floors are equipped with electric blinds with remote controls). There is a comfortable fold-out sofabed (sleeps 2), and two single beds separated by screens from the rest of the area. A child's fold-up cot is available (as is a highchair). There's lots of cupboard space. The shower room is beautifully tiled and also has a wooden floor. There's a wc and sink with large mirror and a heated towel rail. On the other side of this floor, we have created a computer corner and installed a satellite for wi-fi or cabled internet connection, including television with many international stations (BBC, CNN, Al Jazeera, many German and French programmes and other languages too) and free telephone access within France. You can receive calls outside France. On the ground level there is a garage for one car, a laundry area with a clothes washer and tumbledryer. One can park another car in front of the garage. Our villa has been awarded a 4-star rating by the French Tourist Board (Initiative Tourisme 74). At just 35 kms from Annecy and 45 kms from Geneva, Chessenaz is ideally situated for day trips to both towns, as well as others such as Aix-les-Bains, Chambéry, Lyon on the French side, and Nyon, Lausanne and Montreux on the Swiss side. For those of you who like good French food, there are several Michelin star restaurants in the area, but there are also many local restaurants serving such typical dishes as small perch from the lake (filets de perches). Just a few steps from the villa there are many local walks and hikes up into the nearby mountain ranges. We can provide bikes and even a tandem for those willing to brave the hilly surrounds. We accept PayPal and bank transfers to either a UK or French bank account. We also require a minimum refundable deposit of 400 per stay. Guests may cancel without charge up to 21 days before arrival. From then on, full payment is required. All prices include end of stay cleaning ( 50) and provision of bed linen and towels as well as the making up of the beds ( 30). If guests stay longer than one week and would like their bed linen and towels changed, there will be an additional fee of 30 per week. The same applies for cleaning ( per hour). The owners (we live nearby) speak English, French, German and Dutch. We are always ready to be of assistance and provide additional information.

The dining table can be extended, but already easily seats 6. There is a children's highchair. There are 2 living areas. The first, on the first floor, is a large open space with exposed wooden beams. The lounge, kitchen and dining area has access through wide sliding French windows onto a 7 meter long, sunny furnished balcony. From here you have an undisturbed splendid view to the valleys and mountains surrounding the village. The lounge area has a tv with international programmes, a dvd player, dvd's, books, games and puzzles. The second living area is on the second floor. In this large open space, there is a sofa (which converts to a bed for 2 persons), a table with 4 small seats, and a computer area with desk and cupboards. On the first floor, the bedroom has a double bed (separate mattresses) and a large wardrobe with full-length mirror, a safe for your valuables, an iron and ironing board. Two large windows with automatised blinds make for a light and airy bedroom. There is also a make-up table and chair. On the second floor, the large open area with a sofabed sleeps 2 and there are also two single beds behind moveable screens. A large wardrobe and shelving behind sliding doors provide ample storage space. There are 2 large roof windows (Velux) and a normal window, all with blinds. A child's cot is available. On the first floor, the bathroom walls are completely tiled and the floor and ceiling are wooden. There is a combination bath and spacious shower, wc, sink with mirror and heated towel rail and a large window with frosted glass. On the second floor, the shower room is also beautifully tiled with a wooden floor and ceiling. There's a wc and sink with large mirror, make-up mirror, a heated towel rail and a shelving area for towels and floor mats. The first floor has underfloor heating. The second floor is heated by radiators. In addition, both bathrooms each have a heated towel rail. The villa is built with insulating bricks which ensures that it is cool in the summer and warm in the winter. A stand-up fan is available for the summer months. There are many activities in the area. But if you decide to stay in, there is a flat screen tv with international television and radio programmes, a dvd player with dvd's as well as books, games and puzzles. And there is free wi-fi internet connection. The garden is full of trees and shrubs, ensuring privacy. There is a furnished terrace area with barbecue facilities, and a 3-metre diameter blow-up swimming pool for children. There is a private closed garage and parking places in front of the villa. The garage also has a laundry area, with a sink, a clothes washing machine and a tumble dryer. There is a rotary airer/dryer in the garden too. Children are welcome. Pets, other than guide dogs, alas are not. And unfortunately, given the nature of its construction, the villa does not have disabled access. The villa easily sleeps 6: 2 in the double bedroom, 2 on the comfortable sofa bed and two in the single beds. A cot for a small child is also available. Guests have their own private furnished terrace with barbecue facilities, as well as access to the beautiful garden. In the summer, we put up a blow-up 3 metre-diameter swimming pool.
