1 JOB SPCIFICATION Job title: Contracts Manager (CM) Responsible to: Regional Heads of Operation / Voids Responsible for: Multi-trades operatives Purpose: Responsible for the operational performance and commercial success of one or more of the maintenance functions within the operations division of CBS, namely: Programmed/cyclical repairs Facilities management Responsive repairs and property MOTs Void repairs Whilst primarily responsible for one or more of the above key functions, Contracts Managers will be required to assist and provide cover over a wide range of the company s business. Manage the performance levels of both in-house trade teams and outsourced contractors in line with company policies and procedures, including appraisals, one to ones, absence, capability, disciplinary and recruitment.. Regularly review processes and procedures and embed a culture of continuous improvement throughout the team. Meet the key performance indicators. Appropriate, manageable and well monitored procedures in place to deliver services. Maintain and develop financial controls Providing technical and financial information nsure that all expenditure is kept as low as appropriate to deliver services. nsure value for money in the use of external contractors. nsure that materials expenditure is appropriate for the service being delivered. Provide client and potential clients with timely and appropriate quotes. Able to maintain expenditure in line with corporate and local budgets. Able to demonstrate value for money and reasons for local expenditure. Increased income. 3 Contract management Manage an effective health and safety policy. Develop the reputation and perception of CBS Contribute to corporate growth plan. Champion the CBS Bond nsure that the contractual obligations are met and the client is satisfied with the service provided. nsure the client is able to see value for money in the service being delivered as well as appropriately targeted resources to ensure customer satisfaction. nsure that the health and safety policies are adhered to at all times. Regularly audit the health and safety policies for adherence through the use of health and safety checks, one to ones and tool box talks. nsure that all trade staff have a clear understanding of their role in health and safety management. nsure that relevant risk assessments are carried out and communicated in the appropriate manor to all trade staff Represent CBS at every opportunity. Portray the organization in a positive light and take available opportunities to sell best practice and corporate achievements. Contribute to the collation of information to be included in PQQ. nsure that instances of best practice are collected and communicated in order to include in publications literature. Deliver and demonstrate the spirit of the bond through all tasks and management activities. Inspire others to follow by your example to promote the bond and all it stands for within our corporate expectations. Client satisfaction with service. Improved health and safety performance. Improved industry perception as well as successful tenders. Increase client base. Wide knowledge of the bond from the team and demonstrable bond behaviours.

5 PRSON CRITRIA JOB TITL: Contracts Manager ducation / Qualifications Construction NVQ 4 or equivalent, ideally with management qualification. Good general education in numeracy and literacy. D Knowledge & Understanding Broad knowledge of construction and maintenance industry and maintenance contracts. Good working knowledge of Microsoft IT systems and building maintenance software packages. D Skills xperience Financial awareness and the ability to monitor and control budgets. Ability to simultaneously manage a range of projects and prioritise work within tight deadlines. Ability to prepare and present reports and technical specifications with excellent written and verbal communication skills. xcellent interpersonal, people management and leadership skills with an ability to prioritise and delegate workloads. xcellent technical skills with a construction discipline. Full current driving license. Ability to analyse problems and develop solutions and improved working methods. A commitment to recognising diversity and promoting equality in all aspects of service delivery. Broad knowledge of construction and maintenance industry and maintenance contracts. Good working knowledge of Microsoft IT systems and building maintenance software packages.
