18 specifications Building Exterior External walls: Combination of painted rendered reinforced blockwork, and insitu concrete walls and some insulated steel framed walls with lightweight cladding. Windows and sliding doors: Commercial grade powder coated aluminium framed windows with 6.38mm thick laminated clear glazing for improved external noise reduction over standard glazing. Flyscreens: Powder coated aluminium frames with powder coated stainless steel or similar mesh to all openable windows and doors on the ground and podium levels that have external ground level access. All other openable window and door openings will have standard flywire. Balustrades: Combination of solid painted walls and powder coated aluminium framed clear safety glass balustrades. Balconies: Large balconies paved with slip resistant ceramic floor tiles. Landscaping: Landscaped and reticulated gardens surrounding the building with landscaped leisure facilities at the podium level connecting to the bowling greens. Letterboxes: Powder coated aluminium letterboxes with locks. Car Parking Each apartment has its own allocated bay within the secure car park. Entrance Lobbies Main ground floor lobbies: Entrance lobbies with carpeted foyers and entries to lifts. Furnished with selected designer furniture and contemporary paintings. Podium level entry lobbies provide access to landscaped leisure facilities and bowling greens. Apartment Interior Walls: All walls will be concrete blockwork faced with 10mm flushed plasterboard, hardwall wall plaster or tiles. Ceilings: Skim coat to concrete ceiling and flushed plasterboard drop ceilings where required. Generally ceiling heights in bedrooms and living areas will be 2.8 metres high except where dropped ceilings and bulkheads are required to conceal air conditioning ducts. Entry door: One hour fire rated self closing door. Internal doors: Flush panel hollow core doors with semi-gloss paint. Built-in robes: Sliding doors to built-in robes with shelf and hanging rail. Internal door furniture: Designer satin chrome lever handles. Skirtings: MDF painted skirtings. Sill boards: Painted MDF sill boards are provided to all window sills. Floors: Quality carpets to living areas, bedrooms and study area. Window treatments: An allowance will be provided for blinds. Sideboard Cupboard Storage cupboards to some apartments living area. Store Each apartment is provided with a lockable store accessed from the covered car parking area at ground level.

19 Kitchen Cupboards: Corian bench tops from developer s selected range. Coloured prefinished boards to cupboard doors. Overhead cupboards above bench and cooktop to back wall of kitchen. Splashback: Coloured glass splashback above bench tops (as per interior designer s colour scheme boards). Cooktop: European style stainless steel gas cooktop. Oven: European style stainless steel electric wall mounted oven. Rangehood: European style stainless steel rangehood. Sink and mixer: Stainless steel one and a half bowl, single drainer sink with chrome mixer. Floor tiles: 300 x 300 fully vitrified floor tiles (as per interior designer s colour scheme boards). Dishwasher: Underbench recess with power point, cold water supply and waste point to accommodate a dishwasher supplied and installed by the unit owner. Microwave: Recess and power point for a microwave oven, which is to be installed by the unit owner. Refrigerator: An 900mm wide recess with a power point has been designed into the cupboards to accommodate a refrigerator supplied by the unit owner. Ensuite and Bathroom Vanities and basins: Granite vanity tops from developer s selected range with semi-recessed vitreous china basins and coloured prefinished boards to cupboards. W.Cs: Vitreous china toilet suites. Showers: Semi frameless laminated glass shower screens with hinged doors. Showers tiled to full height. Basin mixers: Selected chrome mixers. Shower mixers: Selected chrome mixers with chrome shower rails. Toilet roll holders: Selected designer chrome range. Towel rails: Selected designer chrome range. Robe hooks: Selected designer chrome range. Mirrors: Large bevelled edged frameless mirrors above vanity benches. Floor tiles: 300 x 300 fully vitrified floor tiles (as per interior designer s colour scheme boards). Wall tiles: Glazed ceramic wall tiles to 1.2 metres generally and full height to showers (as per interior designer s colour scheme board). Electric Hot Water System Electric hot water system is fitted in the laundry cupboard. Air Conditioning All units are fitted with split systems with a balcony mounted condensing unit and bulkhead mounted fan coil units all with interconnecting pipwork concealed in bulkheads. Laundry Built-in stainless steel laundry trough with chrome mixing set and chrome washing machine taps provided. Laundry fitted with a floor-mounted underbench drier and designed with an adjacent space for a floor-mounted underbench frontloading washing machine to be provided by the unit owner. Laundry fitted with a 2.1 metre high cupboard housing the hot water unit and providing separate storage spaces for linen and brooms. Electrical Smoke alarms and Emergency Warning Evacuation System: A fully integrated smoke alarm and fire alarm system is fitted to the complex with direct automatic notification to the local Fire and Emergency Services station. Monitored emergency call system: Included. Light fittings: Selected fixed light fittings are included. TV points: Provided to the living room and master bedroom. Pay TV points: Provided to the living room and master bedroom. Power outlets: Included. Exhaust fans: A ducted exhaust system is provided to the bathrooms and laundry. Telephone Points Provided to the living room, bedrooms and study (where applicable).
