The person preparing this report is not an expert in fabrics, woods, materials, antiques etc. nor a qualified Surveyor. The inventory should not be used as an accurate description of each and every piece of furniture and equipment, or as a structural survey report. Electrical and gas appliances are tested for power only This inventory has been prepared on the accepted principal that all items are free from any obvious soiling, fault or damage except where stated. The Fire and Safety Regulations regarding Furniture, Gas, Electric and similar services are ultimately the responsibility of the Instructing Principal. Where the inventory notes F.F.R. label seen this should not be interpreted to mean that the item complies with the Furniture and Furnishings (Fire)(Safety)(Amendments)1993. It is a record that the item had a label as described or similar to that detailed in the Guide to the Furniture and Furnishings, (Fire)(Safety) Regulations as published by the Department of Trade and Industry, January 1997, (or subsequent editions), attached at the time the inventory was compiled. It is not statement the item can be considered to comply with the Regulations. We do not move any furniture, lift carpets or other floor coverings, or mattresses. We do not go into areas such as cellars, lofts or inspect high cupboards. Please note that if the tenant or landlord does not inform our company or the Agent of any discrepancies within 21 days from the date of the Inventory Report, then we shall assume that both the tenant and landlord are in agreement with the Inventory of Contents and condition of the property. Dilapidations at Check Out At the check out, a representative of Bespoke Inventories will attend. It will be expected that the property be in good condition with all the cleaning finished. No further cleaning will be permitted as the tenant will have been given time to vacate and will have to surrender keys at the end of the check out. All personal items must be removed and the tenants ready to leave the property as soon as the check out procedures are completed. A Schedule of Condition is completed and signed by the Inventory Clerk and tenant. The meters will be read and a forwarding address for the tenants must be provided to the Inventory Clerk. Dilapidations generally fall into the following categories, these are the most common areas and it is in the tenants best interest to pay attention to these: A) Furniture damage; i.e. soiling, staining, breakage, scratch marks, dents and chips B) Curtains discoloured due to smoke or not professionally cleaned C) Carpet soiling, spotting, staining, burn marks D) Mattresses; staining and ripping E) Linen; soiling, staining, not professionally cleaned, burn marks, tears F) Fireplaces; not swept, unauthorised used, damage to mantel or hearth G) Parquet/wood flooring; heavy usage, scratch marks, staining or burn marks H) Vinyl flooring; rips, scrapes, staining, dent marks 2 Inventory Make and Check In for 123 Any Road, SW4 2AA by Bespoke Inventories Ltd on 06/04/10
3 I) Gardens; unswept patios, drives, paths, drives, unmaintained borders, bushes or lawns gardens should be left in good seasonal order J) Swimming pools; dirty water, tiles and general damage Apart from the general cleaning of the obvious, listed below are some of the most common areas missed which are noted on the check out.
