2 RESTAURANTS FOR SALE ACROSS THE UK ON BEHALF OF LITTLE CHEF Christie + Co is instructed by the country s leading roadside restaurant chain to offer selected sites from the Little Chef estate to let. Eight of these are the leasehold interest in the whole site and eleven are former fast-food areas within trading Little Chef restaurants. These offer incoming operators the opportunity to create new restaurant, fast-food or retail outlets in busy locations. Alternately, the sites are suitable for a variety of other uses (subject to the necessary consents) including surgeries, offices, showrooms etc. Tenure Nine of the properties are available by way of assignment or sublet of the existing lease; eleven are to be let on short-term lease agreements. Further details are available on request. Trading details None of the sites are currently trading and no historic trading information will be made available. Trade fixtures and fittings The remaining trade fixtures and fittings are to be purchased in addition. Trade fixtures and fittings do not include EPOS tills, which may be removed on completion. Certain items bearing corporate identity or brand name may be removed from the properties prior to, or shortly after, completion. Site areas and floor plans The areas indicated are for guidance only. On the former fast-food sites, there may be additional common areas. Staff The sites are currently closed and there will be no staff to transfer under TUPE regulations. Stock and glassware Any remaining stock and glassware is to be purchased at valuation. Licensing information The nine sites which are to be let as a whole previously traded as licensed premises. Stamp Duty Land Tax Stamp Duty Land Tax (SDLT) will be payable on any premium paid for the lease and on the net present value of the rent.
