2 LOCATION White Pine/Double Heart Ranch is located 26 miles east of Gunnison, Colorado on County Road 887 and U. S. Highway 50 at the base of Monarch Pass near Waunita Hot Springs. From the ranch it s an easy drive west to Gunnison, which is home to several restaurants, hotels, a full-service hospital and Western State College. Gunnison Municipal Airport is a major hub for the Western Slope, with United Airlines providing dependable commercial air service. The airport s 9,400 foot runway is also capable of handling large private and commercial jet aircraft, and charter service, fueling and hanger facilities are also available. The ranch is just 3 ½ hours from Denver, 3 hours east of Colorado Springs and 2 ½ hours west to Grand Junction, with access to a number of high-quality recreational amenities. 3 AREA White Pine/Double Heart Ranch is situated in the Gunnison Basin and is almost completely enclosed by the Gunnison National Forest. The Continental Divide, which runs along the Sawatch Mountain Range, is just south and east of the ranch. Tomichi Creek, which runs the length of the Gunnison Valley before joining the Gunnison River, traverses the ranch for more than three miles. Waunita Hot Springs, a historical site used by the Ute Indians as their wintering campgrounds, is immediately adjacent to the ranch. The hot springs were visited by several legendary figures, including Doc Holiday, and once supported a community of 1,500 during the gold mining days. In later years the springs hosted Ty Cobb s baseball training camp, which has since been turned into pasture for herds of grazing cattle. 4 ACREAGE The assemblage of this exceptional ranch was a labor of love, bringing together a well-known mountain production ranch with a lodge and hunting operation nestled in the heart of one of the most picturesque settings in Colorado. The ranch consists of 8,500 deeded acres along with 640 acres of State of Colorado lease land, 45,000 acres of National Forest and BLM from three different allotments. The deeded portion of the ranch is ten miles north to south along Tomichi Dome from Black Sage Pass on the north down through Horn Gulch and is flanked by National Forest on both sides. Deacon Jones Gulch, Cat Rocks and Bear Gulch link to the ranch along its eastern side where it borders Dawson Ridge. The ranch crosses Highway 50 and continues south taking in the fertile bottom ground now used as hay meadows that occupy 2.5 to 3 miles on both sides of Tomichi Creek. The ranch is a unique combination, with creek bottom elevation of 7,800 ft. at the north end of the ranch, against Tomichi Dome s 11,465 ft elevation. 5 RANCHING AND HUNTING OPERATIONS The Double Heart has a historical reputation for producing quality cattle that graze on its lush hillsides and in the endless grazing permit areas maintained by the ranch. The winter feed base is primarily on the south end of the 400 acres of irrigated and sub-irrigated ground along Tomichi Creek. The ranch has historically run 400 to 500 pair, selling calves in the fall, less replacements; calving and wintering down near the creek and moving north into summer country in the spring. The ranch has traditionally put up 2,500 large round bales of mountain grass hay that average 1,200 lbs. per bale. It also has summer grazing permits for 878 AUMs on over 45,000 acres. The beautiful White Pine Lodge can accommodate 26 plus people and features luxury accommodations with large dining hall, commercial kitchen, common room and an outside deck with spectacular views. The accommodations are deluxe, but it s truly the hunting that keeps visitors coming back. The area is well-known for its large herds and volume of animals. The ranch is in unit 551, and receives landowner tags for mule deer, partial draw for elk and over the counter for the 2 nd and 3 rd seasons. It also has an Outfitter and Guide permit with the U.S. Forest Service for area 551, permit #2720, and is a member of the Colorado Guide & Outfitters Association, #2105. 6 IMPROVEMENTS The centerpiece of the ranch is the Main Lodge, which is used during hunting season, but is also the site of family reunions and guest stays throughout the year, particularly during the summer months. The lodge is a two level 10,000 square foot structure that includes four self contained guest suites, large living room with moss rock fireplace, dining room with seating for 30, bar and game area, and a commercial kitchen located on the main level. Upstairs is a second living room, four bedrooms and two bathrooms. There is an attached three-car garage and a walk-in cooler and freezer. The ranch also contains three newer homes: Two story, 3,600 sq.ft. log home with green steel roof, attached two-car heated garage and decks on two sides. It has an open floor plan with 24 foot vaulted tongue and groove ceilings, handcrafted staircase and railing. The kitchen has blue pearl granite countertops, large island, Sub-Zero refrigerator, Viking stove and other extras. There is also a large master bedroom with steam shower and three additional bedrooms and bathrooms. 4,400 sq.ft. ranch style home with attached two-car heated garage, stucco exterior with stone columns, metal roof and large covered front porch. This home features double entry foyer, ceramic title flooring, hardwood and carpet in the living room and a large see-through stone fireplace. There is a large kitchen with island, bar, and walk-in pantry that opens to the dining area. The home has a large master with full bath and walk-in closets along with three additional bedrooms and two and a half bathrooms. Two story, approximately 3,800 sq. ft home with skip-peeled log exterior. A true log home design with large dormers, metal roof, porch entry with custom logs, large open living room with rock fireplace and two-story windows. The Master is located on the main level with Jacuzzi tub and steam shower together along with a guest room and full bath. Upstairs has three bedrooms and one full bathroom. Each home enjoys privacy, mountain views and wildlife-filled meadows, and is served by a well approximately 300 feet deep. All are heated by in-floor radiant heat, with 400 amp service. The Original Ranch Home on Highway 50 is a vintage ranch house of 2,500 sq. ft. with five bedrooms subject to a life estate. 7 RECREATION AND WATER RIGHTS The ranch offers some of the best recreation opportunities in Colorado. Surrounded by the Gunnison National Forest there are hundreds of miles of trails in the high mountain forest for one to explore accessible directly from the ranch. Hiking, horseback riding, biking or ATV riding is available throughout the summer. Some of Colorado s best fishing for rainbow and brown trout is available on the ranch s own three mile stretch of Tomichi Creek, as well as at Hot Springs Reservoir, Gunnison River or Blue Mesa Reservoir. Winter activities abound, with miles of snowmobiling accessible right from the ranch, cross-country skiing and snowshoeing. Take an easy trip to Crested Butte, known for its consistent deep powder and extreme skiing, or Monarch, a casual family resort, to enjoy some of Colorado s best skiing. The ranch s surroundings are rich in wildlife with elk, deer, black bear, antelope, mountain lion, fox, sage grouse and other birds. The ranch has substantial water rights primarily from Tomichi Creek, Needle Creek, Hot Springs Creek and Spring Branch Creek with approx. 95 cfs of senior water rights dating back to the late 1800 s. There are also over eleven springs along with several wells for stock and domestic water use.
