3 Application Requirements Salesperson Applicants 18 or more years of age High school diploma or its equivalent 30-hour Principles of Real Estate course approved by the Kansas Real Estate Commission Fingerprints, waiver form and $64 cashier's check or money order payable to KREC to obtain KBI/FBI background checks. 30-hour Kansas Practice course approved by the Kansas Real Estate Commission (file certificate of completion with license application to KREC within six months of course completion date) Pass both parts (general and state) of the Kansas licensing exam within 12 months of the completion date of the Principles of Real Estate course File an application for license within six months of the exam pass date (if the two parts of the exam were passed on different dates, the six-month time period begins from the earlier exam date) License application signed by a supervising or branch broker who certifies that the applicant is honest, trustworthy and of good reputation and who will be responsible for supervising the applicant's real estate activities (an original license cannot be issued on inactive status) These are the requirements as posted by the Kansas Real Estate Commission. 5 Fees Associated with Obtaining a License As with any business venture, there is a set up cost associated with obtaining a license to practice. Each state has its own regulations for licensure: Kansas Residents: Pre-license Course (30 hours) $250 Practice Course (30 hours) $200 Examination $75 License Application $15 License Fee $100* Background Check $64 Finger Print Card Varies Missouri Residents: Pre-license Classes (72 hours) $395 Examination Fee $55 License Fee $150 *This fee is prorated on a monthly basis. The Crown Scholarship When you have completed your new agent training, you will be reimbursed $250 to help offset these expenses!
6 Association Fees In order to conduct the business of real estate, all Crown Realty agents are required to become members of certain organizations. These are: Kansas City Regional Association of REALTORS Kansas Association of REALTORS National Association of REALTORS REALTOR Association Dues Initial Application Fee $150 KAR Issues Mobilization 5 KCRAR 120* KAR Dues 120* NAR Dues 110* Agents will also have to obtain membership in the Heartland Matrix Multiple Listing Service. This is the source for all area listings, sales data, documents, and sales reports. Agents use a box, known as the I-Box, to store a key for the home so it is available to all agents for the purpose of showing the property listed. This I-Box is accessed by use of a special key given only to licensed agents. Heartland Multiple Listing Service $75/Quarterly Annual Lock Box Lease 20 Semi Annual Lock Box Key Fee 90 *These items are prorated **Some agents also elect to get their Missouri Real Estate License and join the Missouri Association of Realtors.
7 About the Business of Real Estate Sellers and Buyers come from a variety of sources, but none is more important to the new agent than those members of the agent s Sphere of Influence. These are the people you know; your family members, friends, neighbors, co-workers, former co-workers, and fellow organization members. For this reason, Crown Realty has a program which we call the KIT program. Keep In Touch gives you the opportunity to reach out to your Sphere of Influence with a letter about your new career and to continue to Keep In Touch with these people at least 3 times a year at no cost to you. Crown Realty will prepare the letter, and the ongoing postcards, the envelopes, the labels and the stamps for your personal mailings. More information on the following page... Each agent who enters the real estate industry has a very unique Sphere of Influence which adds to the overall accomplishments of the entire company. This is truly an important step in the development of your career and cannot be overlooked.
8 KEEP IN TOUCH System...3 times a year, 100 postcards chances to be remembered......provided to you for free... You start by putting together a database of your Sphere of Influence (SOI). You submit that in writing or type it online to katiecasey@crownrealty.com. You can do this at any time, but no later than the order deadline. We then input it into a secure database that will format everything correctly in order to print labels for you. Then, 3-4 times a year (4 in 2011!); Crown's in-house marketing & technology team, KAN Concierge, designs and prints a timely message for the next postcard. At any time, you can access your SOI database, make changes or additions, and you can request additional labels. You will receive as many postcards and free stamps as you have contacts in your SOI (up to 100) for free at each printing. You will receive free labels for all contacts in your SOI. If you have over 100 SOI contacts OR you do not have an SOI database, but would like to order postcards anyway, you can do so at a cost of $1.20/4 (must be in increments of 4) by contacting KAN Concierge before the deadline. About one week after the order deadline, you will receive your postcards, labels, and stamps for you to send out! Personalized with your photo and contact information! We think it's a great way to KEEP IN TOUCH and we know you will too!

13 Commission Splits Each real estate transaction carries a commission that has been determined by the seller to be paid equally to the company that lists the property and the company that sells the property. And each company then sets the split of the commission that the company will retain and that the agent will be paid. These commission splits are set by each individual company s policy.
