3 HSTORY Designed by visionary and acclaimed architect Sir Nicholas Grimshaw, (Eden Project biomes and Waterloo nternational Station) this iconic building became one of the regions most impressive sights. Built in 1993 on a 12 acre site it was home to The Daily Mail Group and its subsidiary local media titles. The Ship as the HQ became known, housed over 1700 employees at its peak, before The Daily Mail Group relocated in Recognition from the British Construction ndustry, the Royal Fine Art Commission Building of the Year and the Structural Steel Design contests, all in 1993, and the RBA prize, 1994 reflected the quality of the design and build of this fine structure. VSON After remaining empty for 2 years and with the threat of demolition, Burrington Estates stepped in to secure the buildings future in July With a track record for the sympathetic development of historic sites in the region, this entrepreneurial team will breathe new life back into what is set to once again become a major regional hub for business. t is their goal to allow this great building to come to life again and for it to genuinely reflect The Sprit of Enterprise.

4 THE OPPORTUNTY The location of The Ship has been the focal point of Plymouth s growth over the past 10 years due to its accessibility, just north of the A38 Devon Expressway. The area includes Derriford Hospital (the largest in the South West), Peninsular Medical School, Plymouth Science Park, Plymouth nternational Medical and Technology Park, UCP Marjons and Crownhill Retail Park. New Plymouth City Bus blue bus routes with full wifi connectivity will connect The Ship to the City Centre from Within half a mile radius of the building, a new Waitrose and over 2,000 new houses are planned. Also the National Headquarters of The Range superstores. The location is on the North West Edge of Derriford Community Park, where a new primary school has been opened along with a number of proposed new homes and retail units. There are also plans for a new Forder Valley road link (subject to funding) to join the A38 at Marsh Mills, along with the Seaton Neighbourhood proposal for 873 new homes. There are 5.5million visitors a year in Plymouth (VisitPlymouth, 2015) and the planned celebrations for 2020 will add to this considerably.

5 The city s population has expanded by 15,400 over the last ten years we have ambitions to grow the city s population to over 300,000 in the long term. Plymouth has a young and growing population with around 34,000 people aged in 2012 (13.2% of the city s population, against UK 9.3%). VisitPlymouth (2015)

6 OFFCE ACCOMMODATON The design of the building benefits from distinct office space over three floors, with 180 degree views at the bow of The Ship. The scale of the windows and high levels of light generate superb environments to work in. There is dedicated on site parking for over 450 cars. High specification at all levels including super fast wifi, individually controlled heating/air conditioning and cat 6 cabling. Each office floor plate is approximately 18,000 sq. ft. and demises of 1,000 sq. ft. to 50,000 sq. ft. can be considered.

8 CATERNG Utilising the existing high specification catering area there is a fantastic opportunity for a third party to provide a full service operation for the entire building. Operating from the ground floor kitchen and restaurant (with full external terrace) the promotion and production of locally sourced, healthy food will be required. THE BOARDROOM Offering unparalleled views of both Dartmoor across The City to Plymouth Sound, the prestigious boardroom is located at the very top of the building. Fully equipped for video conferencing and with super fast wifi, the boardroom will be available for board meetings, presentations and functions, being the place to entertain clients.

9 GYM A fully fitted 2,000 sq. ft. gym will be provided for tenants of the building. PARKNG There is pay & display parking for 450 cars along with designated permit and visitor parking on site. THE GROUNDS With an abundance of well established trees, shrubs and wild flowers the area around The Ship is a wildlife haven. Nesting buzzards and butterflies add to the rural feel of this extensive area. Jogging tracks and footpaths link to Derriford Hospital and easily access other parts of the Science Park.

COMMERCAL ACCOMMODATON Housed at the stern of The Ship, across two floors, the former industrial/commercial space now lends itself through its capacity and scale to numerous alternative uses.
