The site is more specifically located east of I-270 and north of I-70 at the northeast corner of the signalized intersection of Brice Road and Livingston Avenue. This intersection has traffic counts as high as 30,000 cars per day. This site has excellent visibility along Livingston Avenue with a total of 460 feet of frontage and excellent signage along both Livingston Avenue and Brice Road. The site is located within the Brice Road Retail Corridor. The site was originally occupied by Big Bear from 1971 until 2004 where it was consistently a top ten store for the company. In 2001, Big Bear renovated the building and spent over $2,000,000 in improvements primarily to the exterior facade. Shortly after renovating the store, Big Bear Stores filed for Federal Bankruptcy Protection of which they never emerged.
