10 THE MARKET BAKERSFIELD REGIONAL MARKET Low Historical Vacancy. Bakersfield contains over 12 million square feet of retail, with an overall vacancy level of 10.1% percent. Central Valley Commercial Hub. Bakersfield is a short drive to many metropolitan areas in the western United States; Los Angeles is a mere two hours away, San Francisco is just four hours away and Las Vegas is a five-hour drive. The city s proximity to two major highways (Interstate 5 and Highway 99, with Interstates 15 and 40 within easy reach) gives Bakersfield easy access to California, the Southwest and the rest of the nation. Additionally, Burlington Northern Santa Fe and Union Pacific have large depots in the city, and the Amtrak station is the 12th busiest in the nation. Pro-Business Government. Businesses in Bakersfield are not subject to local utility or inventory taxes. Additionally, area businesses can take advantage of hiring tax credits ($31,554 per employee), sales tax credits and expense deduction - among other benefits. Many new companies to the area praised the input and support the City of Bakersfield provided while the companies were moving to the area and expanding. Substantial Corporate Presence. Major employees in the city include ChevronTexaco, Ikea, State Farm Insurance, Catholic Healthcare West, Frito-Lay, Kern Schools Federal Credit Union and Wal-Mart. Recent employers to expand into Bakersfield include Men s Warehouse and Famous Footwear. Diverse Economy. Bakersfield and Kern County produce 66 percent of California s crude oil. Producing 570,000 barrels of oil per day, this region represents 10 percent of the United State s total global production sources. More wells are being drilled in this region than anywhere else in the United States. Occidental Petroleum recently announced a significant oil discovery in Kern County. High Quality of Life. Bakersfield is at the base of the southern Sierra Nevada Mountains at approximately 1,300 feet above sea level. The Sierras are a stunning backdrop to the city and provide many recreational opportunities, including hiking and biking, off-road recreation, fishing and river rafting. Additionally, the city contains the Bakersfield Country Club, Rio Bravo Country Club, Rio Bravo Hotel and Tennis Club, Kern River County Golf Course, Kern River State Park and Lake Ming.
