All the while we have local people on the ground who are intimately aware of local, land vendors, estates, building requirements and market trends. 4 INVESTMENT PURCHASE PROCESS 1. DEPOSITS: $1,000 initial deposit for land to reserve lot (this may be direct to vendor) Paperwork submited to G Developments for preparation of contracts, turnaround usually 2 to 4 days or able within 24 hours. 2. CONTRACTS: Land contract signed, subject to finance 21 days 3. FINANCE APPROVAL: Balance of deposit paid once finance is approved Balance of 5%-10% for land (this may be direct to vendor) 4. LAND SETTLEMENT: Title is transferred If not titled, 14 days from title release If titled, 30 days from finance approval Balance of 5% for house 5. START CONSTRUCTION: Commencing within 28 days of land settlement (subject to receipt of building permit) 6.
