2 1 THE BUILDING PROCESS The focus of Woodland Homes building department is Quality, Service and Predictability. Through various means of communication, each person in the department is charged with the responsibility to build quality homes in a timely manner while being responsive to the needs and requests of our buyers at all levels. Things to Expect - During construction things will happen that are unexpected: windows may break, sheetrock may be damaged, subcontractors may make mistakes, etc. The Superintendent is aware of these items and will address them in a timely manner. At times, a timely manner may be towards the end of construction when no further damage will be allowed to take place. Therefore, if you do not see corrections to areas that need to be fixed within a few days time, this is most likely the decision of the Superintendent, but they will be fixed before the completion of your home. Winter Expectations - If your home is built in winter time months there is a possibility that not all exterior work will be finished at time of closing. These items will be listed by Woodland homes and will be completed the following spring as soon as possible. Woodland Homes will finish any remaining items in order of closing dates in accordance to other homes built. Woodland Homes Standards - Woodland Homes has prescribed building standards and tolerances that must be met. These standards and tolerances conform to or exceed all building codes. Your home will meet or exceed all standards set by the national industry building standards. All Model Homes meet Woodland Homes standards and while options and selections with the Model Home may differ from your home, the standards are the same. The following portion of this guide is an overview of the construction process. A. Pre-Construction Meeting - Prior to construction release, a Woodland Homes representative approves the plans, elevations, and option details. Plot Plan - The plot plan confirms the orientation of your home on the lot. It will also illustrate the size of the yard and easements, showing where drainage will occur, utility lines will run and your fence placement (if applicable). Blueprints - Blueprints are required by the City for obtaining a building permit. B. Construction Release - During the construction release phase the Superintendent receives the confirmed plot plan and blueprints to start the construction process. After the receipt of all necessary documents, an electrical meter and temporary pole, which holds the meter, are ordered. At this point, all building permits are requested. The lot is then prepared for the foundation to be placed and building to begin. The drainage pattern for the lot is established and anything that would interfere with drainage are removed.

Placing the Foundation - The concrete contractor pours the footings Just prior to placing the concrete, the foundation footings will be inspected by the Superintendent and County/City Inspectors. After all the inspections are complete, the concrete is placed in the foundation, weather permitting. Only concrete for the house and garage foundations will be placed at this time. Later in the construction process all other concrete for driveways, patios, sidewalks, etc. will be placed. When the foundation forms are removed, Woodland will install your drain tile system around the perimeter of your new foundation and a grading sub-contractor backfills the foundation and establishes a rough grade of the surrounding land. This is done to establish a proper work area for sub-contractors working on the home throughout the home building process. D. Framing & Siding the House - Framing the house is then underway. Upon completion of framing, sub-contractors start working on the exterior framing finishes. This consists of exterior sheathing, siding, soffit, fascia, windows, exterior doors and the roof decking. E. Roofing and Shingles - Tar paper, flashing and shingles are installed after the framing contractor has completed their work. F. Plumbing, Mechanical Rough-Ins - All rough-ins begin after framing completion. The heating, ventilation and air conditioning (HVAC) system and plumbing is all run through the framing at this point. G. Pre-Drywall Orientation / Electrical walkthrough A Woodland Homes Representative will call and schedule a time to conduct the Pre-Drywall Orientation and electrical walk through. At this stage of the home building process you are now able to walk through your home with the Superintendent and check that all work up to this point is consistent with the original floor plan you chose. After a detailed walkthrough of your home is completed between the buyer and the superintendent a representative from your electrical contractor will walk through the home and discuss all that will be installed including light switches, cable outlets and any security systems. The exterior masonry, brick, or stone will most likely start to be applied just before or soon after the Pre-Drywall Orientation is conducted. H. Inspections and Insulation Installation - When all plumbing, mechanical and electrical Rough Ins have been completed the frame is then punched out to ensure the construction meets local building codes and Woodland Homes Quality Standards. This process allows corrections to be made to the frame so that all necessary wiring, plumbing and ventilation is properly placed in each location. Electrical, plumbing, HVAC and framing inspections then take place. Upon approval of all 2nd inspections the insulation is then installed into the frame.

4 3 I. Drywall- The installation of the drywall will give your new home walls. Once the sheetrock is in place, the walls will be taped, bedded and textured where necessary. J. Trim Added to Walls - The next step is to install all other interior material that needs to be painted or stained. This includes all baseboards, crown molding, shelving, handrail, casing and interior doors. K. Wood floor & Cabinets- After completion of trim the wood flooring and cabinets will be installed (cabinets may be installed prior or during the trim phase of your home). L. Paint- After completion of all trim and cabinetry work a Woodland Representative will contact you for your paint consultation. At this time each new home buyer will have a chance to meet their paint contractor and see their specified selections on the walls of their home. M. Tile, Vinyl, Countertops Once paint is completed all tile, vinyl and countertops are installed. This includes all bathrooms and kitchen countertops and the kitchen counter backsplash. N. Electrical, Mechanical, Plumbing Finish At this stage all electrical devices are installed in your home including all light fixtures and outlet covers. The cold air returns and heat registers vents are installed and all plumbing fixtures are set in place. O. Drywall Mark-out At some point at the discretion of the superintendent a drywall mark-out is performed. A drywaller will walkthrough each home after it has been painted to correct any imperfections in the drywall. This is done to ensure the best possible paint job. P. Stone - The next step of your home will be the interior fireplace stone application. Q. Final Finishes - Now that all of the major items in your home have been completed, sub-contractors add the finishing touches: mirrors and shower doors are hung in the bathrooms, hardware is added; Fireplace fronts are finished and closet shelving and window screens are added etc. Finally, the last step in most homes will be the addition of carpeting. R. Final Paint and Cleaning After all the work in your home has been completed the final painting will occur and a profession cleaning service will clean your new home from top to bottom. S. House is Complete - Before the house is final, City inspections will be completed and final utilities installed. After the City inspection is complete, the Superintendent inspects the home and compiles a list of any corrections that need to be made to the house.

Quality Assurance Inspection - Prior to your home being delivered to you for your final inspection, Woodland Homes Superintendent and a member of the Quality Assurance Team will conduct an in-depth quality Inspection of your home. We will go room by room inspecting the quality of the final craftsmanship to ensure that the home is move-in ready for you prior to your Homeowners orientation. If there are additional corrections the Superintendent then coordinates to ensure that all corrections are addressed and completed. After the Quality Assurance Team has walked the home, a Customer Service Representative will call you to schedule a Customer Orientation. U. Customer Orientation - Prior to you closing on your new home a member of the Quality Assurance Team will walk you through your completed new home. They will take you through the entire home inside and out; room-by-room to demonstrate how all of the installed features operate and function. They will review with you the manufacture s operating instructions, review proper care and maintenance schedules. Also during this meeting, the Quality Assurance Team will go over the Woodland Warranty Program, how customer care services will benefit you once you move in and the procedures set up to request warranty service. During the Orientation if you or your Walkthrough personnel notice any corrections that still need to be made, they will be itemized on the Customer Orientation Form. The Superintendent will have the necessary corrections completed as soon as possible. Only when all items are corrected and meet your standards, as well as Woodland Homes standards, will your Quality Assurance Team be authorized to send your home to closing.
