7 Job Advert We are a progressive Housing Association based in South ast London with 4000 properties who are seeking a motivated and customer centric Responsive Repairs Manager. We provide well maintained homes to our customers at rents which are affordable to them, demonstrating care and concern about our customers along the way. Responsive Repairs Manager Starting Salary 44k - 49k plus ssential Car User Allowance 1,239 p.a. with opportunity to progress to 57k via performance related increases Leading a multi disciplinary team including the line management of our surveyors, you will be responsible for the day to day delivery of all responsive repairs, voids, gas servicing and compliance. You will champion customer service ensuring delivery of our Customer at the Heart focus. Working closely with our Customer Service Centre you will ensure the necessary technical support is on hand to provide exceptional service at the first point of call. You will also utilise management information and customer satisfaction data to enhance service delivery. We are looking for a self starter, who will provide leadership and vision, therefore a proven background of managing day to day responsive repairs is essential. You must also have technical knowledge, excellent communication, budget management and contract management skills. 8 Job Description POST: RSPONSIBL TO: RSPONSIBL FOR: Responsive Repairs Manager Property Services Director Area surveyors, Services Compliance Officer, Administrator DAT: March 2015 PURPOS To manage all aspects of Hexagon s responsive repairs programme, including service delivery, financial management, and strategic input. Contribute to the overall management of the Group. PRINCIPAL ACCOUNTABILITIS 1. Manage and motivate area surveyors and other staff members in the team, including assisting in their recruitment and ensuring they are, inducted, trained and regularly appraised of their performance. 2. nsure Hexagon s maintenance policies and procedures are carried out effectively and assist in reviewing these when required, taking into account any changes in current regulations and mandatory obligations. 3. nsure the gas servicing contractors provide a high standard of service and the statutory performance is achieved. 4. nsure that all responsive contractors provide an efficient, responsive and cost effective service. 5. nsure that all complaints are responded to quickly and that problems are resolved satisfactorily within Hexagons Procedures. 6. Contribute to the overall management and strategy of the organisation by liaison with other managers as needed, attendance at managers and directors meetings and prepare reports as needed for Directors Group and the Board. 8

9 7. Prepare the annual budget for the business unit, constantly monitoring expenditure and providing monthly performance and forecasts to the PSD. 8. Attend meetings externally and internally as required, representing the organisation and your team. Liaise regularly with key internal customers and departments including the Customer Service Centre and Housing Services. 9. 11 Information sheet RSPONSIV RPAIRS MANAGR Our Repairs and Stock Improvement services are probably the most important services Hexagon provides. They are the main service s by which our tenants judge us, and as an organisation, we are absolutely determined to provide an excellent service to all our customers. The post holder will have primary responsibility for their department in driving that agenda forward and will be fully supported by the Property Services Director and Directors Group in delivering that objective. Hexagon operates mainly within the London South ast sub-region across Southwark, Lewisham, Greenwich, and Bexley. We also work in Croydon. We own 4,000 homes in these areas and we are developing a further 300 homes between Responsive Maintenance expenditure in 2015/16 will total circa 2.5m. The vast majority of this expenditure will be delivered via a number of smaller contractors as we undertake an OJU activity to choose 2 term contractors from January The Responsive Repairs Manager has responsibility for one of the two departments under the control of the Property Services Director namely the Responsive Repairs Team. Currently the team is made up of 5 Surveyors, I Trainee Surveyor, 1 Compliance Officer and 3 fte Admin support roles. The five most important, interesting and exiting challenges for this post, include the following: 1. Leading our Responsive Repairs team to achieve above and beyond corporate and personal goals on a quarterly basis. 2. Driving up resident satisfaction with the repairs service; 3. Responding to and satisfactorily closing down any complaints identifying learning points and trends for improvement 4. Controlling the responsive repairs budget to ensure that it is sustainable and providing an effective Management Information System; 5. nsuring that we are getting the best Value for Money out of our maintenance procurement across the board. This is an important role within Hexagon and the post holder will be encouraged to drive forward the department to higher levels of customer service and performance. 11

12 In addition to the important responsibilities outlined above, the post holder will be a full member of the Senior Management Team, and will contribute to developing the Corporate Plan and charting the way forward. You will report to the Directors Group on the key strategic matters relating to your area of work, and will ensure the Directors Group has the information they need to monitor our progress in meeting objectives and targets.
