2 INTRODUCTION On the instructions of the Church Commissioners for England and the Leicester Diocesan Board of Finance, expressions of interest are invited for St Saviours Church and Neighbourhood Centre, Leicester. The Church is a major landmark and combined with the Neighbourhood Centre offers the potential for a range of uses (subject to the necessary consents). ST SAVIOURS CHURCH A large Grade II* Victorian Gothic Church designed by Sir George Gilbert Scott, built in It is the last and largest Church that this famous architect designed in Leicester. The building is constructed from red brick elevations (with some stone dressings), stone spire and slate roof covering. The church is laid out in a cruciform plan with 5 bay aisled nave, transepts, south west tower and apsed chancel with flanking chapels. The building has a gross internal floor area of approx 6,663 sq. feet (619 sq. metres) and has a significant vertical emphasis. The overall church site extends to approx 0.69 acres (0.277 ha). There are no known burials within the site. ST SAVIOURS NEIGHBOURHOOD CENTRE Built in to a design by a local architect Stockdale Harrison, the property was originally a Church School. The building is constructed from red brick elevations under a Swithland Slate roof. The main block is twostoreyed, with a hall on each floor, and, with ancillary/ meeting rooms off. There is an attached single storey block facing onto St Saviours Road that consists of a further hall. The building has a gross internal floor area of approx. 7,190sq. feet (668 sq. metres). The building sits within an overall site of approx acres (0.091 ha), with enclosed former playground areas at each end of the building. Since the building closed for business it has suffered significant damage. The Neighbourhood Centre is a local heritage asset. PLANNING The properties have potential for various uses and an informal planning brief has been agreed with the local Planning Authority and Historic England available on the selling agents website. The Church, and Neighbourhood Centre currently fall within Use Class D1 (Non Residential Institutions) of the Town and Country Planning (Use Classes) Order 1987 (as amended). Possible alternative uses which may be acceptable to the Local Planning Authority and Historic England (subject to details/ consents) include: A3 (Food and Drink), Class B1 (Business), Class C1 (Hotels), Class C2 (Residential Institutions), Class C3 (Residential) Class D1 (Non Residential Institutions), D2 (Assembly and Leisure). Prospective purchasers are advised to consider the Informal Planning Brief and contact the Local Planning Authority & Historic England direct to discuss their proposals. METHOD OF SALE For Sale by Private Treaty Preference will be given to a disposal of the property as a single lot. Expressions of interest are invited (please refer to the covering letter). The vendors in consultation with the Local Planning Authority and Historic England are seeking a disposal of these buildings for a use or uses which will secure their long term future. CONDITIONS OF SALE The property will be sold subject to conditions designed to prevent inappropriate uses of the site (and in particular of the church/ church site).
