3 Parking For the available office space more than enough parking places are available (situated in the parking garage underneath the complex and on the outside area). Parking norm 1:40. By means of an extension of the parking places this norm can be raised to 1 place per 26 sq.m. rented office space. State of delivery The complex/office space is among others things provided with: representative entrance halls in building B and C; two luxurious elevators; large windows with optimal light penetration; computer floor; heating with (partly) convector casing; suspended ceilings with built-in light fittings; toilet groups; peak cooling. For the rest the state of delivery will take place in consultation between the lessor and lessee. Rent level The rent level for the office space is 170,-- per sq.m. per year excluding VAT and service charges. The rent level for the parking places is 900,-- per place per year excluding VAT. For any eventual archive space the rent level is 90,-- per sq.m. per year. Lessor and Lessee explicitly declare that at the determination of the rental price, the starting point is that the Lessee will permanently use the leased space for the by law determined (or at a later stage to be determined) minimum percentage for purposes giving entitlement to VAT deduction. Service charges The service charges are 42,50 per sq.m. per year excluding VAT as an advance payment with a yearly settlement. This includes all deliveries and services, besides cleaning of the rented space. Acceptance In consultation. General conditions Lease term : 5 years + 5 option years. Payment : quarterly in advance. Bank guarantee : a bank guarantee amounting to three months rent, including service charges and VAT
