5 THE NEW FORMAT OF BUSINESS Saint Petersburg is the fourth largest European city in size and one of the most attractive Russian cities for investments and the development of business'. With the San Gally Park project, Raiffeisen evolution develops a multifunctional complex which combines high quality office and retail premises. San Gally Park will be a place for international and national companies who are looking for state-of-the-art office and retail space as well as a place which meets their needs and requirements. San Gally Park is the first project of Raiffeisen evolution in St. Petersburg. The project is being developed as a joint venture between the Austrian company (60%) and a Russian partner (40%). The architectural design concept of the building has been developed by an international team of planners keeping in mind high international standards and the most modern demands for high class investment. The space of the multi-functional business center integrates new approaches for creating a work environment, including new construction technologies, engineering and communications equipment, parking areas, flexible layout of office and retail zones, and panoramic restaurants and recreational terraces with access to open galleries and a landscape park. 7 CONTINUING THE ADVANTAGES OF THE PAST San Gally Park will cover more than two hectares of land in the center of historical St. Petersburg on Ligovskiy Prospekt, close to Moscow Train Station and Nevskiy Prospekt. The land plot includes several historical buildings which at one time belonged to the entrepreneur Franz San Gally. The factory and mansion owned by Mr. San Gally in the second half of the 19 th century were part of a large complex which was the first experiment in Russia at unifying an industrial and residential environment. Several historical buildings of the former San Gally factory complex will fit organically into the infrastructure of the new San Gally Park project after being restored. 9 LAYING A SOLID FOUNDATION FOR THE FUTURE San Gally Park is located in a district with a well-developed infrastructure. Ligovskiy Prospekt is a large transportation artery which connects the southern and central parts of the city. The complex is located right beside the Moscow Train Station. There are two metro stations nearby and a large number of public transport lines in the direct vicinity of the business center. Thereby making the area accessible from any place in the city. Saint Petersburg's International Airport Pulkovo is only a 30 minutes drive by car. The prospects for development of new transportation routes in the district, including building a tunnel under the railway, a high-speed train connection and new railway terminals will improve access to San Gally Park from the eastern part of Saint- Petersburg. 17 COMBINING LEISURE AND BUSINESS The retail part of the project offers a total area of over 7,000 m² which will be located on the ground floor of the development. The requirements of the future tenants will be totally meet due to an individual fit-out of the shop areas. Visitors will find a mall and various cafés offering different types of cuisine.
