1 MAINTENANCE WORKER Job Description Responsible to: Work Location: Hours of Work: Head of Property Services Rodney House Care Home, Walton on Thames, KT12 3LE, although may be required to work at any YMCA LSW location 16 hours per week, worked as agreed with Line Manager Job Purpose To provide a repair and maintenance service to Rodney House Care Home in order to keep the various buildings and grounds to the highest standard for the residents, and to minimise the need for external contractors. Organisation Context The vision of YMCA London South West (YMCA LSW) is a Christian charity where people can come as they are; be met at their point of need and come to know life in all its fullness. YMCA LSW has a growing presence across the London Boroughs of Kingston, Merton, Richmond, Hammersmith & Fulham, as well as in Elmbridge in Surrey. Services delivered by the Association include bed spaces for nearly 300 people in housing need, health and wellbeing services, youth support and advice, education and training, as well and children and families work. The care and support staff team is employed and managed by Surrey County Council, working under contract to YMCA London South West. The two care service locations (Rodney House and Langdown) have the capacity to provide registered care for 76 people with learning and/or physical disabilities. Respite care is provided at Rodney House. The post holder will work within the policies and procedures agreed with Surrey County Council relating to the conduct of, and care practice within the homes. The postholder will liaise closely with the Registered Manager at Rodney House. Duties and Responsibilities Routine Maintenance Spend as much time as possible on completing maintenance items that are classified as Routine.
2 Carry out regular checks of premises, identify and undertake routine maintenance and repairs; undertake tasks recorded by staff members as necessary. Review the maintenance books at each of the site to ensure that all items are completed within the time limits allowed. Redecorate rooms as required and undertake other minor redecoration between cyclical maintenance. Undertake heavy duty cleaning tasks at the request of managers. Emergency Maintenance Check that appropriate actions have been taken and completed for all emergency and urgent repairs, completing those that are within personal capability, safety, and within time limits. Make emergency repairs or make safe situations which cannot be dealt with immediately, or which require specialist contractors. Equipment and Purchases Make purchases in accordance with Association Purchase Orders and petty cash procedures. Maintain a stock of basic equipment, being responsible for its safekeeping and appropriate use. Recording and Reporting Advise the Head of Property Services and the Registered Manager of any items in any category which are not able to be completed within the established time limits. Update and review, but not limited to, Emapp, Crimson, Smeasure and Amis to ensure all maintenance is logged for Key Performance Indicators and statutory obligations are met and acted upon. General Undertake all duties with due regard for health and safety regulations, the safety of residents, staff and visitors, reporting any dangerous equipment or situations to senior manager on duty. Be respectful to the residents and maintain professional boundaries at all times. Liaise with contractors, assisting them on site as necessary. Contribute in identifying and accessing training needs and continuous professional development. Cover Maintenance duties at Langdown Care Home, and St Mary s School (Hampton), as and when required. Attend all departmental and Corporate Office meetings as and when required. Undertake all duties with regard to the Association s Equal Opportunities and Diversity Policy and other policies and procedures adopted by the Association. Respect the Christian ethos of the YMCA and uphold its values. Undertake any other duties as requested by line manager.
3 Scope and Limits of Authority Within the allocation of hours assigned to the site, the post holder can determine the order and manner in which tasks are undertaken. Purchases of minor stock equipment and consumable items are at the discretion of the post holder, subject to budget and purchasing arrangements. More major items require manager level authorisation.
4 MAINTENANCE WORKER Person Specification/Key Competences KNOWLEDGE Knowledge of general building maintenance, and in one or more specialist area, e.g., electrics, plumbing, carpentry, painting and decorating Understanding of the needs of people with disabilities Good understanding of Health & Safety relevant to the post Experience of providing a professional maintenance service Significant experience in at least one trade area, e.g. electrics, plumbing, carpentry, painting and decorating APTITUDES AND SKILLS Able to uphold the dignity and respect of Residents at all times Able to develop and maintain positive working relationships with others Able to form non-judgemental and constructive relationships, especially with vulnerable people, whilst holding clear boundaries Excellent communication and interpersonal skills Able to confront difficult situations and reconcile different viewpoints Good planning and organisational skills in order to manage a busy and varied workload Able to be flexible; to change priorities at short notice to meet organisational needs Able to work unsocial hours, including evenings, weekends, and public holidays Hold a full driving licence, and able to travel to different YMCA sites Able to work effectively in an Equal Opportunities & Diversity environment Able to respect the Christian ethos of the YMCA and uphold its values A recognised qualification in a relevant trade Qualified to undertake electrical appliance testing Experience of working in a Care Home setting Experience of maintaining garden areas
5 Salary 8, per annum/ 9.75 per hour. Hours of Work MAINTENANCE WORKER Terms and Conditions of Employment 16 hours per week, as agreed with Line Manager Annual Leave Commencing at 20 days per annum plus public holidays (for five day per week workers; otherwise pro-rata). Conditions of Appointment Subject to satisfactory references, medical clearance, Disclosure & Barring Service check and verification of ability to work in the United Kingdom. Also required to wear staff badge, and where appropriate, supplied uniform. Probation Period Six months. Continuity of Service For those already employed within the YMCA Federation, continuity of service will be recognised for pension and annual leave entitlement, but not statutory rights. Notice Period One week during the probation period and then a minimum of one calendar month. Pension Subject to certain criteria set by Government, you will be auto-enrolled into our chosen workplace pension scheme. The default position on Auto-Enrolment will be for your contributions to be made on a Salary Exchange basis, but you will have the option to opt-out of this arrangement. In respect of these Salary Exchange arrangements, you agree that your gross pay will be reduced by an amount equal to your Salary Exchange contributions.
