1 JOB DESCRIPTION 1. JOB TITLE: Multi Skilled Maintenance Technician (Plumbing) 2. HMRS REFERENCE NUMBER: HR ROLE CODE: MSMTEST 4. DEPARTMENT: Maintenance (Chester Campus), Facilities 5. ORGANISATION CHART: Reports directly to the Maintenance Team Leader 6. JOB PURPOSE: The Maintenance Department is responsible for the management of the University s property portfolio across all of the University estate and related facilities. Working as a member of the multi-skilled maintenance team the role holder will assist with maintaining, repairing and improving the fabric, fixtures and services to all University properties on the Chester campus. The role holder will be responsible for assisting other trades when required to ensure the highest levels of service across all sites. The role holder will receive direct instruction from the Multi Skilled Maintenance Team Leader and Head of Estates regarding the daily operations of planned and unplanned works as well as being assigned daily tasks via the interactive Helpdesk System. The role holder will be based at Chester but will be expected to travel between sites when required. 7. BACKGROUND INFORMATION: Facilities Management is a multi-disciplinary Department providing comprehensive estate planning and management services and a range of facilities support services, in order to ensure that the University land and property assets and related physical resources are capable of supporting the academic and other business of the University, safely, effectively and efficiently. The Department is responsible for advising on, and contributing to the strategic and operational management of the University s land and property portfolio. The University estate is split across three major sites, in Chester, Ellesmere Port and Warrington. The University owns Kingsway and Riverside Buildings both substantial sites located about one mile from the main campus in Chester. The Maintenance Team provide frontline services to students, staff and stakeholders across all sites on a planned and reactive basis to ensure the highest levels of service are met.

2 8. WORK PERFORMED AND/OR KEY RESULT AREAS: 8.1. Communicating Effectively The role holder will liaise with the Maintenance Team Leader, Helpdesk, Head of Estates, staff, students and other stakeholders (such as external contractors) with respect to daily operational works. The role holder will communicate information via the interactive Helpdesk system to notify and update on works. The role holder will be expected to communicate technical information regarding plumbing and heating works to the Maintenance Team Leader, Helpdesk Team and Head of Estates Leadership and Working Collaboratively The role holder will work as part of the Maintenance Team to ensure that issues or delays with maintenance works are resolved quickly and with reference to the Maintenance Team Leader and Head of Estates when required. The team work closely to ensure that the daily operational issues across all sites are met and there is constant feedback between relevant team and stakeholders who may be affected by maintenance works (such as staff and students) Liaison and Networking The role holder will liaise with the Maintenance Team Leader and the Helpdesk Team on a daily basis to ensure all ongoing and new maintenance works are completed. The role holder will liaise with relevant teams within Facilities Management (such as the Accommodation Team, Surveying Team, Portering Team etc.) or other Faculties and support departments to ensure transparency and clear communication when works are taking place Delivering a High Quality Standard of Service Hot and Cold Water Systems The maintenance, management and installation of commercial and domestic size hot and cold water systems. The ability to trace breakdowns and faults and organise and oversee repairs to completion (or refer on to the Maintenance Team Leader if any such faults cannot be repaired). Adjusting time clocks and associated controls. Requisitioning of fuel. Receiving fuel deliveries and supervise safe storage of the same. Sanitary appliances, soil and waste systems The maintenance, management and installation of sanitary appliances including the soil and waste connections.

3 Plumbing generally Repair of leaks, repair and replacement of toilet seats, replacement of showerheads or hoses, unblocking of waste traps, toilets, gutters, rainwater pipes and any other plumbing work where needed. Lead work, making and fitting of lead roof flashings. Electrical Changing lamps, cleaning light fittings, changing plug tops and replacing fuses. Plastering/Tiling Repair patching of plaster and replacing small areas of tiles. Painting General painting and making good paintwork after a repair. General Duties Reading and recording of fuel meters and the requisitioning of fuel. Receiving fuel deliveries and supervise the safe storage of such. Unblocking drains, small areas of paving and dealing with leaks and flooding. Any other duties as may be reasonably requested by University management. Training You will be expected to undertake training as may be deemed necessary to comply with Health and Safety or as an enhancement to the role. Driving Duties All maintenance staff should hold a full clean UK driving licence in order to drive the Maintenance Department vehicles to and from their place of work in accordance with the code of practice Effective Decision Making Decisions regarding the team s day to day workloads will be made by the Maintenance Team Leader. The role holder will feedback to the Maintenance Team Leader should there be any issues with respect to workloads or routine works that require further assistance. The role holder will attend maintenance jobs and make independent decisions when required with respect to the repair and maintenance of faults. The role holder will refer to the Maintenance Team Leader or Helpdesk Team if maintenance works cannot be fixed in house Planning and Organising Self and Others The role holder will be required to plan their day accordingly when they are allocated works and ensure they feedback constantly should any issue with workload arise. The role holder will support all members of the Maintenance Team to ensure that during key periods service levels are maintained.

4 8.7. Innovation and Improvement The role holder is expected to resolve allocated maintenance works within set procedures and guidelines. Any issues works which cannot be resolved should be referred to the Maintenance Team Leader, Helpdesk or Head of Estates as appropriate Analysis and Research None required for this role Sensory and Physical Demands Handling of heavy materials and a requirement to work at different height levels when necessary. The incumbent will be required to walk between the various University buildings in order to undertake their duties Work Environment Working conditions depend upon the nature of the task in hand. External work may be affected by weather conditions as at times the role holder will be working outside and may be affected by inclement weather. There are numerous hazards involved due to the nature of the work; for example: ladders & scaffold; hand & power tools; chemicals; dust; high temperatures; cramped and enclosed conditions. The role holder will be issued with a uniform, overalls and safety boots which must be worn at all times during working hours, in accordance with the Maintenance Department s Code of Practice Pastoral Care and Welfare Expected to show basic sensitivity to colleagues and customers Team Development The role holder will work as part of a productive team and feedback to the Maintenance Team Leader to ensure the continued development of that team to ensure the highest levels of service Teaching and Learning Support This is not a requirement of this role Knowledge and Experience See person specification 8.15 General To undertake any other duties commensurate with your grade, and/or hours of work, as may reasonably be required of you. Method of identification Form/Certificates Educated to GCSE level or hold an equivalent level qualification. Full clean UK driving licence. Proven Experience: Experience of working in a similar role or have considerable proven knowledge of maintenance issues with the installation, maintenance and management of hot and cold water systems and the installation and maintenance of sanitary appliances, soil and waste drainage. Knowledge and understanding of the operation of both commercial size and domestic size hold and cold water systems and the ability to trace breakdown faults and organise the repairs. 7 UNIVERSITY OF CHESTER TERMS & CONDITIONS OF EMPLOYMENT MAINTENANCE, FACILITIES DEPARTMENT MULTI SKILLED MAINTENANCE TECHNICIAN (PLUMBING) SALARY SCALE University Scale OS5, points 15-18, 20,198-22,029 per annum payable monthly in arrears. RESIDENCE REQUIREMENT It is a requirement of this post that within 12 months of appointment, the post-holder should live within a 30 mile radius or within a one hour travelling time by public transport from the University. HOURS OF WORK Monday to Thursday 8.30am pm Friday 8.30am pm (less one hour lunch break each day) A flexible approach to work will be required as there may be occasions when it would be necessary for you to work additional hours as dictated by the workload. HOLIDAY ENTITLEMENT 22 days per annum (pro-rata during the commencement and cessation years), rising to 27 days after five years' continuous service. Two extra statutory days per annum during the Christmas period. MEDICAL EXAMINATION Successful candidates will be required to complete an Occupational Health questionnaire, and may be required to undergo a medical examination. ESSENTIAL CERTIFICATES Short-listed candidates will be asked to bring to interview, proof of qualifications as outlined on the Job Description and Person Specification provided. Upon appointment, copies of essential certificates will be required by HRM Services. PENSION SCHEME The University operates two pension schemes for support staff: The default scheme is the Higher Education Defined Contribution Scheme (HEDCS), which is administered by Friends Life. The Cheshire Local Government Pension Scheme, to which the University is an admitted body. All support staff are entitled to participate in one of these schemes. Some staff will be automatically enrolled into a scheme, depending on their age and earnings, but if they do not wish to remain a member of the scheme, they will be entitled to opt out after enrolment.
