1 Heppner, Oregon Morrow County THE PROPERTY The Nance Ranch is a well maintained property encompassing contiguous acres, with Rhea Creek running through for approximately ½ mile. 2 LOCATION & ACCESS The Ranch has good year-round access by traveling south from Heppner on Hwy 207 for about 10 miles to the Ruggs Junction and then north down Rhea Creek 3 miles to the ranch headquarters. Distances from the Ranch to major cities are as follows: Pendleton, Oregon 85 miles - Hermiston, Oregon 62 miles - Tri-Cities, Washington 98 miles - Portland, Oregon 195 miles - Bend, Oregon - Boise, Idaho 295 miles...the nearest landing strip for small aircraft is located at Lexington, Oregon approximately 15 miles from the ranch.

3 IMPROVEMENTS The dwelling is an attractive 2,500 sq. ft Marlette Manufactured home on a concrete foundation. The 3 bedroom, 3 baths, open floor plan home is immaculate. It offers a spacious eat-in kitchen with a large walk-in pantry and French doors onto the deck. The large living room, complete with a pellet stove, and a formal dining room have vaulted ceilings and lots of windows to enjoy the magnificent view. The Master Suite includes a huge bath complete with claw-foot soaking tub and lots of storage. A large room off the sleeping area is currently being used as an office. The suite also offers a large walk-in closet, and access to the deck. The utility room, located off the kitchen, has its own access from the outside and includes lots of cabinets, counter space and sink. The home is heated with electric forced air, a heat pump and pellet stove. It has central air conditioning. The bunk house, complete with a 1908 wood cook stove and a well house/storage room are located on the south side of a 1260 sq. ft. shop. Other improvements include a 40 X 34 barn and multi-purpose calving shed. All of the corrals, and a small feed lot were built within the last five years.

4 WATER RIGHTS & IRRIGATION The Ranch has Rhea Creek Water Rights for 32.8 acres under Water Right Certificate #78513 with priority dates of 1874 and acres of land are irrigated by gravity flooding and the remaining land is irrigated with big gun sprinklers. The system is pressurized by a 7.5 hp. electric pump. LIVESTOCK OPERATION The Owners presently have 47 cows, 3 bulls and 3 horses on the ranch. Their program is to purchase enough hay to winter the cows and background the calves after weaning. The calves are sold in January and March. They figure 1-1/4 ton of hay to winter a cow. Calving begins right after the first of February.

5 CLIMATE, PRECIPITATION, ELEVATION AND SOILS: The elevations range from 1,952' at the farm stead to 2,580' at the highest point on the range land. Annual precipitation will average about 14". December is generally the coldest month of the year with highs averaging about 41 to the lows averaging about 26. The warmest months of the year are generally July and August, with highs averaging about 86 to lows averaging about 54. (Source: NOAA). WILDLIFE & HUNTING: Mule deer, pheasant, chukar and quail are found on the ranch. AREA PROFILE Heppner, the county seat of Morrow County, has a population of about 1,291. Heppner has schools grades k - 12, one grocery store, 2 banks, feed & hardware store and a Les Schwab Tire Store. There is a hospital, medical clinic and drug store that include a flower shop and bistro. Heppner also has a jewelry store, parts house, several salons, two restaurants, one bar and a number of churches. The nearest machinery dealer is located at Lexington, approximately 15 miles from the ranch. Boardman, located at the Port of Morrow, is the largest community in Morrow County with a population of 3,220. Morrow County has a population of approximately 11,000. The main industries are agriculture, livestock, food processing, lumber and recreation. MINERAL RIGHTS: The Owners make no representation of the amount of mineral rights they currently own pertinent with this property. Whatever mineral rights the Owners may own pertaining to this property will go to the Buyers upon closing. GOVERNMENT CONTRACTS AND PAYMENTS: The Owners currently have 69 acres enrolled in the Conservation Reserve Program for another 7 years. The 2015 CRP payment on this ground was $4,730.
