2 Sept./Nov Tips How To Flip A Location is everything. An okay house of the corner of main street will sell for a lot more than an awesome house 5 miles (8.0 km) from anything. Be wary of location when buying. Once a week drive down a residential area and compare the fences, exterior paint, windows, walkways, doors and plants by trying to choose the best looking house on the block. Notice what makes a home more attractive than the next and notice what makes a home look the poorest. This will tune your senses when you are looking to buy and you will train yourself to instantly know what to install, what to fix, what to paint and what to plant. Take particular attention to the plants, paint colors, amenities and how they make the rooms look larger by taking out walls, mirrors and limiting the amount of furniture in the home. It is also possible to make a profit flipping a new house rather than a distressed one. Try a "dry run," in which you watch the prices of homes in your area and see how much you could have made if you had invested actual money. Only after you develop better instincts and gain some true confidence should you begin taking gambles with your own cash. Make sure your credit is excellent. Depending on the area, you'll likely need to borrow several hundred thousand dollars (at least) to purchase the property without a mortgage. Page 2 As many of us settle back into our post- summer vacation routines, now is the time to start thinking about home maintenance before the weather changes. It is much easier to take care of these tasks while it is warm and dry anyway, right?! I know it s hard to believe that it s ever going to cool off, but it will happen before we know it! Just like spring cleaning, fall is another great time of the year to manage your home s annual or bi-annual needs between a sweltering summer and limited ability to work outside during the winter weather. A little maintenance can go a long way in preventing future problems. Small fixes ultimately save money by not needing to do major house repairs. Therefore, be sure to incorporate these tasks into the to do list through out the fall. The maintenance suggestions below are organized by month to help you get started. Remember that where you live an the climate in your area might change the schedule in some ways. September 1. Wax vehicles. The extra layer of protection from the elements which adds longevity to a car s paint. 2. Clean outdoor window screens to remove cotton, cob webs and other summer debris build-up. 3. Service the HVAC system and replace filters. October Fall Clean Up Checklist 4. Remove leaves and debris from gutters and downspouts. 5. Trim trees and bushes away from the house. 6. Place outdoor furniture and planters in storage or cover them before winter storms. Warnings Flipping a house is exceedingly risky, and you could end up losing thousands of dollars, and of which you could still owe interest to the bank. Only attempt it if you're sure you know exactly what you're doing and have a great Realtor help. The idea behind flipping is that you can make a sale before interest begins to accrue on your loan. If you find yourself sitting on a "black hole," cash out as best you can; a loss of a few thousand dollars is nowhere near as bad as a decaying property and a mountain of lifelong debt. Finally, call Cherie Schulz to get you started! Caulk around windows to cover gaps and keep in valuable (and costly) heat during the winter. November 8. BEFORE THE FIRST FREEZE, drain outdoor faucets, hoses and sprinkler systems. 9. Inspect exterior lighting; replace bulbs and reset timers as needed. 10.
