2 The practice Nicholas Hare Architects was formed in 1977 and the practice became a limited liability partnership in The practice has grown organically over the years, and now employs 46 people, 36 of whom are architects. In addition to our IT, admin and practice management departments, we also have dedicated marketing, graphic design and model-making staff. We work from a single, studio-based office in North London ensuring that the professional ethos and spirit of learning that is evident in the work of the practice can be maintained consistently across all our projects. Our practice intranet and weekly programme of CPD seminars have proved invaluable tools for the dissemination of knowledge and sharing of experience amongst our staff. We offer a comprehensive architectural design service from feasibility to completion and beyond. We also provide project management, strategic planning and consultancy services if required. The practice has a history of achieving good value for our clients through attention to detail and the pursuit of good quality and low maintenance. Enthusiastic in our embrace of building information modelling (BIM) both for the production of our design information and co-ordination with other consultants, we also recognise the potential value of the BIM outputs to clients and end-users. As of June 2012, approximately half of our projects are being designed in BIM (Revit) and all future projects will use BIM.
3 A large proportion of our recent portfolio of work is, and has been, for headquarters buildings, commercial offices and research and development facilities. The jobs have included speculative developments, pre-let situations and buildings purpose-built for a specific company, sometimes through a property developer. One of these projects common threads is that they have to be completed on time and within budget. Clients in this sector demand these objectives be met because their own financial objectives and move-in dates are critical. We do not let these Clients down, and have consistently completed jobs in this category to the agreed objectives. Testament to this is the number of second, third and more commissions we have received. For Nokia we completed three phases of a large R&D Facility. Co-ordinated with this development were a number of smaller commissions dealing with space planning and refurbishment. Nokia have also had the confidence to commission us for several feasibility studies to look at possible sites. We have a long-standing relationship with MEPC and have completed around eight buildings for them or their subsidiaries. For SEGRO we have completed three buildings in Bath Road as well as the IQ Headquarters Complex in Farnborough.
4 50 Kings Hill Avenue Rouse Kent The building was built speculatively for Rouse Kent, and was straight away taken by Rhone-Poulenc Rorer as its UK headquarters. It is clad entirely in glass - opaque white, green through-tinted, neutral solar-reducing and clear - to give a cool, crisp, European character. This is a building that has been designed and built with great care and thought... a work that reflects the architects concerns for rigour and craft. Architecture Today
5 Bath Road SEGRO This competition-winning scheme for an 18m redevelopment for Slough Estates replaced four pre-war commercial buildings. The practice was selected for its suitability to develop a prestigious design that would both resolve planning authority concerns and meet high levels of office specifications. The three-phase masterplan provided a total of three buildings providing 13,800sq.m of lettable floor space. Each of the three buildings is arranged around a three or four storey atrium and is designed to allow full flexibility for single or multiple tenancies.
6 Callaghan Square Cardiff; MEPC Callaghan Square is a civic space close to Cardiff railway station. It connects the city centre to a new boulevard which leads to Cardiff Bay. In 1998, Nicholas Hare Architects were appointed to prepare a masterplan for the development of sites around the square. No. 1 Callaghan Square was the first building to be built. The crescent shape of its south facade is designed to achieve appropriate scale and presence on the square, and incorporates a two-storey colonnade for its whole length. The floor of the colonnade is built to the design of the artist Lilian Roosenboom. Now and then one project stands out above the crowd as a better than average examplar of good compositional manners. The recently completed 1 Callaghan Square is thoughtfully composed, balancing the pressure of the marketplace with a concern for making civic architecture for a new business district for the city. 7 Charities Aid Foundation Rouse Kent The building was designed to suit the specific needs of the Charities Aid Foundation, and the general requirements of the developer Rouse Kent. It reconciles the need for flexibility - for open or cellular offices - with a generally green approach. The office spaces are 13.5m deep, with opening windows. The exposed concrete soffit (which received a Concrete Society award) contributes to thermal stability and comfort, as does the displacement ventilation system. The building achieved an excellent BREEAM rating.
8 Headquarters Complex IQ Farnborough Business Park The Headquarters Complex at IQ Farnborough is a 20,000m 2 office development which comprises four office buildings, a café pavilion, and a seven-storey car park. Appointed by SEGRO, Nicholas Hare Architects have created a self-contained campus of civic quality within the IQ Farnborough Business Park. The use of a mixture of feature concrete panels and curtain walling to the façades provides four-storey office accommodation of exceptional quality which is further enhanced by the landscaping. Large-scale formal masonry design has been applied to the outward facing elevations, providing a protective yet elegant façade. This complements the courtyard elevations which benefit from a lighter, more human scale and provide an informal feel at the heart of the site. The success of the deal hinged on the ability to deliver the office accommodation within the timescales required by Fluor who had pre-let the development prior to construction. In real terms this meant the first building had to be ready only 69 weeks after Fluor had signed the contract. The finished product is not only of exceptional quality but reflects a supreme effort by all those concerned in the design and construction process.
9 GreenPark Prudential Property Investment GreenPark is a 180-acre business park near Reading. Nicholas Hare Architects were asked by Prudential Portfolio Managers Limited to develop two plots, accommodating 3 headquarters style buildings for occupation by Cisco Systems. 300 Longwater Avenue, a 98,000 sq ft building, is a simple ring of continuous office space arranged on three floors around an inner atrium lightwell. The entrance hall, with its sculptural staircase, gives access to the office floorplates. The east-facing glazed façade of the entrance hall has a veil of stainless steel mesh behind the large steel fin structure to protect the space from solar gain and glare. This space has spectacular views over the GreenPark waterside. 200 and 250 Longwater Avenue are arranged around a landscaped square. The main entrances lead into a central atrium with a linear stair leading to the upper floors with views over the water landscape.
10 Stanhope Properties HQ Staines, Middlesex The 4-storey building replaced a 1960s slab block on the edge of a suburban green, facing the borough council offices. The trees surrounding the site are reflected in the light grey and clear glass of the facade, which is given depth by freestanding brick screen walls whose material relates to that of neighbouring buildings. The atrium not only provides interest for both visitor and user; it creates a sort of private-public space that has some civic resonance - a large scale inside space that relates to outside space. 11 Hinshelwood Building Oxford Science Park, Prudential/Magdalen College, Oxford The new 3,500 sq m building was completed in 2001 on the Oxford Science Park, a science-based business park jointly developed between Magdalen College Oxford and Prudential. Office accommodation is on two floors around a central atrium. The office areas were designed to accommodate laboratory use supported by large roofplant areas dedicated to tenant use. The two storey building is currently occupied by Vistorm and has a prominent position in the park and long views across lakes to the Oxfordshire countryside.
12 Manor Royal Crawley; SEGRO In March 2005 Nicholas Hare Architects were commissioned by Slough Estates PLC to provide a masterplan and building designs for a new 52m office complex for Thales UK at Manor Royal, Crawley. The purpose of the project was to consolidate Thales sites in and around Crawley, and to replace their existing buildings with a state of the art facility. The project consisted of three new office blocks, a production facility and a multi-decked car park. The final scheme will support a working population of about 2500 on the m² development.
13 Nokia (UK) Research and Development Buildings, Farnborough Nicholas Hare Architects s masterplan for Nokia at Southwood consists of three 4-storey buildings which together define an entrance square, and two 6-storey car parks. The site was developed in two phases providing a total of 32,500m² at a construction cost of 46.6m. Completion was achieved in 2000 punctually and on budget.
14 Nominet HQ Oxford Science Park The new 2,300m2 headquarters building for Nominet at the Oxford Science Park was completed in August Previously Nominet occupied two poorly-lit buildings with the various departments split across floors. The brief was to re-unite the departments in a new facility that was modern, light, airy, fun, but not wacky. A new building was developed on three floors that allowed each of the main departments to occupy a floor, giving good views out from all areas to the mature landscape of the Park. The floor plates are relatively narrow to allow as many people as possible to be close to a window for lighting purposes. Energy efficient lighting was incorporated that used the exposed structural soffits as reflectors while the luminaires incorporated controls that were linked to the external lighting conditions. The exposed concrete frame provides passive radiant cooling generally with mechanical cooling only provided in the server room and the main meeting rooms.
15 O 2 HQ Slough; SEGRO Nicholas Hare Architects were appointed by SEGRO to prepare designs for a landmark HQ building for the mobile phone giant O ² /Telefonica. The brief asked for a 10,000m² open plan office floor plate with special emphasis on sustainability and energy saving measures. The plan configuration of the building allows for a set-back in the building frontage which not only helps to modulate the scale of what is the largest single plate office building of its type in the Thames Corridor, but which also allows for a landscaped semi-protected forecourt amenity for staff set back from the busy Bath Road. Deep set windows were formed with trabiated reconstituted stone panels and fitted with highly articulated brise-soleil designed to respond to their specific orientation through changes in size and numbers of fins. A south-facing feature wall of stainless steel mesh was designed to allow for retrofitting as a display/advertising screen to those approaching from Slough town centre. This project won the Architecture Award at the UK Commercial Property Awards in O 2 s new home represents an important step in the history of the business and delivers a fantastic working environment for our employees. 16 Riverside Building Granta Park; MEPC The Riverside development at Granta Park is intended to provide high-quality yet economic accommodation for emerging sciencebased companies. The size and focus of these companies will vary and will range from small tenancies of approximately 20 sq m up to accommodation let on a wing, floor plate or whole building basis. The site is located on the eastern side of the main Granta Park research park adjacent to the River Granta on a site currently occupied by post-war buildings. The 80,000 sq ft development consists of three buildings of different sizes arranged around three sides of a generous central court. Each of the three-storey buildings is brick-clad, with an alternating pattern of windows and a large glazed entrance façade. The concrete-framed building will rely on natural ventilation, though there will be provision for tenant enhancement, while exposed soffits will provide the opportunity for passive nighttime cooling. A planning application has recently been lodged for this straightforward speculative lab building designed to meet the needs of biotech companies of the type already established at Granta Park.
