2 Corner of Charing Cross Road and Manette Street SOHO ESTATES Soho Estates began as a collection of historic buildings acquired from the 1970s to the 1990s by Paul Raymond. His Raymond Revuebar opened in Walker s Court in 1958 and he chose to invest the profits from his entertainment and publishing ventures in properties within five minutes walk of where he was based. Today, the estate covers large parts of Soho s 87 acres and its tenants reflect the vibrant mix found in Soho, including restaurants, bars and clubs, hotels, independent retailers and offices. The strategy of the business is to enhance and add value to existing stock through careful restoration and refurbishment and, where possible, redevelopment in-keeping with the area.

The Mews is currently not open to the public A1 retail (5,873sqm) Charing Cross Road A3 restaurant (127sqm) Greek Street B1 offices (3,231sqm) Greek Street offices C3 residential (1,108sqm) Eight flats at Goldbeater s House D1 non-residential institution (2,921sqm) The old Central St Martin s at 111 Charing Cross Road, which has relocated to Kings Cross Sui generis nightclub (284sqm) Total: 13,544sqm.

4 TOTTENHAM COURT ROAD OPPORTUNITY AREA The site, outlined in red, within the Tottenham Court Road Opportunity Area The new development will be called Ilona Rose House. The site faces Charing Cross Road in the Tottenham Court Road Opportunity Area, which has been established to encourage regeneration and growth. This area has excellent public transport links and is currently undergoing significant changes with the new Tottenham Court Road Crossrail station under construction and scheduled to open in It is predicted that Tottenham Court Road will have more passenger movements each year than Heathrow airport, with 100,000 people alighting daily. Significant regeneration must therefore take place to help realise the full potential of this area.

5 The site within the Soho Conservation Area LISTED BUILDING AND SOHO CONSERVATION AREA The site is within the Soho Conservation Area, which extends to the east as far as Charing Cross Road. We will be submitting a listed building application to Westminster City Council for 14 Greek Street. 14 Greek Street is Grade II Listed. 14 Greek Street will be fully restored and act as a stand-alone building at the entrance of the scheme.

6 Manette Street from Charing Cross Road PROPOSALS Soho Estates will be submitting a planning application to Westminster City Council for a mixed-use scheme for the redevelopment of the site and the regeneration of the Greek Street frontage, including new shops, restaurants and commercial and postproduction office and studio space. There will also be new and improved public realm along Manette Street and into Greek Street. The site will deliver both outstanding office and commercial space while protecting and restoring the historic elements of the site. It will reflect Charing Cross Road s position in the Opportunity Area as well as old Soho by complementing the surrounding buildings, including the House of St Barnabas and its Chapel. Our vision is to create a new hub of uses for the increasing number of workers, visitors and residents in the area. The new building will range from five storeys on Greek Street rising in steps to eight storeys above the Charing Cross Road frontage.

9 Basement co-working offices COMMERCIAL OFFICE SPACE There will be new high-end office space on the below ground, ground and upper levels. The accommodation is designed to be flexible in the long term. It could be multi-occupied. Equally one major business might occupy the whole office element. The space is designed to appeal to the creative industries.

11 Wedgwood Mews NEW RETAIL AND RESTAURANTS New shops and restaurants will line the walkway as pedestrians move from the bustling Charing Cross Road into a more relaxed Soho. There will be a wide variety of restaurants and food spaces in order to create character and atmosphere. We have planned the space to ensure that it will fit the needs of high quality, independent and viable commercial users.

13 Greek Street façade GREEK STREET 14 Greek Street will be fully restored and act as a stand-alone building at the entrance to the scheme. A new facade will be created for Greek Street that complements the surrounding buildings.

14 Charing Cross Road façade LANDSCAPING We are working with MacGregor Smith Landscape Architects to integrate our landscape and architectural proposals. The materials will complement the rich character of Soho. It will incorporate predominantly granite setts with subtle shifts of pattern, colour and texture to knit the new public routes together and highlight areas of interest. Low-level planters, mature trees and high quality metal trim pieces to hardscaping will be woven into the fabric of the design. At higher levels, Ilona Rose House and the associated new mews buildings have a succession of terraces that will be landscaped with layered, fixed planting. These will be visible as a series of sky gardens that take into account views both to and from the development.

20 PROJECT TEAM MATT Architecture is an architecture practice based in London s Leicester Square. It was established in 2011 by Matt White, who began his career with Lord Foster s practice in Hong Kong in the early 90s. MATT Architecture shares its studio with other designers as part of a creative practice. SODA. is a multi-disciplinary architecture studio specialising in bespoke architectural designs. Founded in 2010 by principal architects Laura Sanjuan and Russell Potter, SODA. has established itself as a young and enthusiastic design studio with a growing reputation for creating beautifully crafted spaces on complex and complicated sites throughout central London and further afield. Gerald Eve LLP has been appointed as the project s planning consultant. Gerald Eve is a national firm of chartered surveyors and property consultants. The firm includes the leading planning and development consultancy advising in the City of Westminster. DML Group is an international development and project management consultancy operating in both emerging and established real estate markets. Its portfolio ranges from large scale urban developments to private high-quality hotel and residential schemes. The firm is responsible for the asset management of property portfolios in London and Europe. Comm Comm UK has been appointed to lead communications with the local community and stakeholders on behalf of Soho Estates. Comm Comm UK is a specialist in planning, licensing and construction with expertise and experience in advising and implementing consultation and communications programmes.
