ST JOHN S COLLEGE College Plumber FURTHER PARTICULARS The College is seeking to appoint a Plumber to support the activities of the Estates Department. The College St John s College is one of the larger colleges in the University of Oxford. Conveniently situated on St. Giles, it was founded in 1555 by Sir Thomas White and has around 650 students and 100 Fellows. For further information about the College, please visit our web-site at www.sjc.ox.ac.uk About the post The Plumber will carry out instructed duties under the supervision of the Superintendent of Works or designated representative. All works will be carried out in accordance with appropriate Statutes, Codes, Regulations, Standards and Departmental Procedures. Plumbing installations across the College & Estate will include, but not be limited to hot and cold water supplies, roof drainage systems, general drainage, heating systems, ventilation, fixtures and fittings, mechanical devices and controls. Principal responsibilities include: The Plumber s duties will consist of: Carry out new plumbing installations, testing and commissioning. Carry out inspections, testing, maintenance and repair of existing plumbing installations. Carry out cleaning, de-scaling and unblocking of College and Estate plumbing services. Perform minor general building works, repairs and maintenance in connection with plumbing works, including masticing and sealing. Interpreting drawings, manuals, maps and schematics. Providing and updating basic written records of installations for future reference. Providing data records to the department on maintenance requirements, assets, instruction, servicing, testing and similar as and when requested. Cooperation with other trades to ensure the efficient completion of works. Testing pipe systems and fixtures for leaks. Carry out Planned Preventative Maintenance (PPM)/scheduled maintenance and service tasks as directed by the Superintendent of Works or Estates Facilities Coordinator. Page 1 of 5

Maintenance associated with Water Hygiene, including shower head cleaning, running infrequently used outlets and descaling. As necessary monitor Building Management System (BMS). To attend the College as necessary out of normal working hours in emergency situations to restore or make safe College services. The completion of work order time sheets for jobs undertaken and logbook records as requested by the Superintendent of Works. Attend meetings, training sessions and courses, held in-house or externally as required. The plumber will be required to remain qualified throughout his employment and attend all necessary training and update courses. In order to carry out the above duties, the post holder will be expected to drive College vehicles and hold a current clean driving licence. The list of duties and responsibilities is not exhaustive and the post holder may be required to carry out alternative tasks within the sphere of the Estates Department as detailed from time to time and instructed by the Estates Manager, Superintendent of Works or their designated representative. Emergency Call Outs The College operates an Emergency Call Out System. The system involves attending site out of normal working hours in accordance with established call out procedures and practices, to make safe and restore College services. It will be the post holder s responsibility to attend site out of hours in accordance with established procedures. Selection criteria Essential A proven track record of plumbing installations, maintenance and service to a variety of buildings, properties and systems. NVQ II in plumbing or equivalent qualification. Ability to cooperate with other trades. Excellent time management skills and ability to meet deadlines. Good interpersonal skills. Good standard of personal presentation. Flexible approach to working. Page 2 of 5

Multi skills ability. Good team player and also the ability to work on their own initiative. Ability to complete work order time sheets and similar paperwork in a timely manner. Ability and willingness to attend call outs out of normal working hours. Ability to perform minor general building works. Health and Safety awareness. Clean UK driving licence with no penalties or convictions. Desirable NVQ III in plumbing. Qualifications in heating, ventilation, gas or technical services. Qualifications in Health and Safety. Knowledge of mechanical systems; adjusting time clocks, heating and plant controls, etc. Knowledge or experience of Building Regulations. Understanding and ability to use IT systems, databases and programmes. Clean UK driving licence with no penalties or convictions. Terms and Conditions of Employment Salary: To be based on Joint Industry Board (JIB) rates of pay. Hours of work: Monday Friday, 8am 4.30pm. Lunch break 30 minutes, normally taken between 12noon and 12.30. You will be required to work 40 hours per week, but will receive pay based on 38 hours, and as a result are entitled to 13 Rest Days per year. REST days can only be taken at the discretion of the Superintendent of Works, and requests for such a day should normally be placed at least SEVEN days beforehand. In emergency this warning period may be waived. If, at some future time, basic weekly hours are altered the arrangement for REST days would be reviewed. Overtime is not normally worked. However there will be occasions due to garden parties, college balls and other College functions, where you will be expected to work weekends and/or out of hours. Remuneration will be time of in lieu or overtime payments, all to be agreed in advance Page 3 of 5

with the Superintendent of Works. Holidays: The holiday year runs from 1 January to 31 December, your annual leave entitlement is 32 days, inclusive of eight Public Holidays and five fixed days of closure at Christmas. Pension: The post holder will become a member of the contributory St John s College Staff Pension Fund under auto-enrolment rules from the commencement date of the appointment. Probationary and notice periods: The appointment is subject to satisfactory completion of a six-month probationary period, during which the notice period will be one week on either side. Once the appointment has been confirmed, the notice period on either side will be: (a) After the initial probationary period, and up to two years service - one week; (b) For each full year of continuous service after two years service - not less than one week for each continuous year of service, up to a maximum of twelve weeks notice.
