2 Introduction of Tóth Lőrinc Offices TLO is located in one of the most prestigious area of Budapest, the 12 th. district, close to the well know high-end business and shopping location of MOM Park, close to Erzsébet Bridge on the Buda-side of the Danube river. This district is also known as the most exclusive residential area of the Buda hills. The close vicinity of the historical downtown, easy accessibility of the major highways (M1, M7, M0), the quite surroundings of the Buda hills make this location both unique and extremely attractive. TLO reflects a modern urban architecture with human face, within its own garden and green areas. Its design takes full advantage of the unique location while emphasizing the closeness to nature with a design that is visually and functionally open to the Buda Hills.
3 Introduction of TLO TLO provides 800 brutto sqm. of leasable Class A office space. This is demonstrated over fiver floors with an underground garage, warehouse and surface parking areas. TLO was handed over 7 years ago and was served as headquarters of RedBull Hungary till the middle of 2008, which grew out the size of TLO. It serves an optimal office location. Proving the popularity of the business area of district 12, several tenants moved into and already fully occupied the limited number of available office buildings around, including several multinational companies. Common Area Ratio: 1 st floor: 0,7 % 2 nd floor: 0.7 % 3 rd floor: 0.7 % The indicated common area ratio to be offered by TLO is the lowest on the Budapest office market and we believe reflects the high efficiency of the building and in return creates a cost efficient solution.
4 Current office Rent: Parking Rent: 11,7/sqm/month + VAT 100/space/month + VAT in the underground garage 50/space/month + VAT in the surface parking place Parking Ratio: The building offers a parking ratio of 1 space / 20 sqm applicable for the underground and surface area parking spaces. Storage: Storage Rent: Service Charge: Storage and warehousing is available in the underground level. 6.00/sqm/month + VAT 3.00/sq m/month + VAT for office spaces 1.50/sq m/month + VAT for storages This cost covers the following items (not limited to): - heating and cooling, water, sewage cost for the leased premises, - maintenance and repair of the building, parking lots, gardens, pavements and surroundings, - maintenance and repair of the common facilities, - the cost of maintenance, engineering staff, including staff facilities, - consumption of power energy and fluids of the common facilities, - fire safety and guard service, - cleaning, maintenance and repair of the common areas, - insurance costs, - regular maintenance of the alarm systems, any and all expenses resulting from the compliance with governmental requirements in connection with the maintenance, repair, replacement and renewal if justified, operation and utilization of the building, - any taxes and charges related to the land and the building, - management charge. Excluding: - cleaning of the Lessee s private accommodation, - separately metered electricity consumption of the leased area, - telecommunication charges.
5 Fit-out: Lessor provides the Premises with a standard, "Turn-key" % open space, % cellular office build-out. In TLO the landlord will offer the currently fitted out premise: The current fit-out has fan-coil system for heating and cooling to allow lower density than 8 sqm/ person, and also the use of the installed IT related installations. The current fit-out is in an immaculate condition. The Parties agree on the technical specification and the fit-out of the leased premises by close cooperation between the Parties technical team. Cost of extra fit-out elements is to be covered by the tenant. As a standard the followings are provided: - Built-out partitioning - Fan-coil system - Finished ceilings - Electrical light fixtures in the ceiling, 500 LUX for office space - Floor carpeting - Finished interior and exterior doors Tenant Improvement Specifications are to be agreed upon by Parties separately. Density: The office allows 8 sqm. / person density. Other services in the buildings: - 24-hour security system - High speed passenger lift - Underground garage - Surface parking area - Nice view to the Buda hills Payments: Indexation: The Rent and the Service Charges are paid by the Lessee monthly in advance in EURO upon the invoice issued in EURO by the Lessor. The monthly Rental Fee is payed by the 10 th day of the month proceeding the relevant calendar month. The rent is specified in EURO and will be indexed annually based on the increase of the index known as the MUICP (Monetary Union Index of Consumer Prices). Indexation is 1 st of January each year (lease signature to next January in the first year).
6 Guarantees: Cash Three months rent (office + storage + parking) + service charge + VAT, payable in cash, in EURO, within 8 days from the date of signing of the Lease agreement. or Bank guarantee At the time of signing of the lease the Lessee will provide the security for its obligation under the lease in form of a bank guarantee. To be issued in the amount of 3 months rent (office + storage + parking) + service charge + VAT issued in EURO to be valid for the whole lease period. The Lessee is responsible for the bank guarantee. Above should be considered as a detailed price and standard indication only and not an offer.
