2 CHAPTER XVIII Print Shop/Mail Room ARCHITECTURAL/STRUCTURAL A. BUILDING EXTERIOR 1.0 EXTERIOR WALLS The exterior walls are comprised of stone veneer. There were no observed deficiencies. 2.0 EXTERIOR WINDOWS The exterior windows appear to be in good condition. 3.0 ROOFING The existing asphalt shingle roof appears to be in good condition. Although not observed we were informed of some water infiltration below the existing chimney. Some water damaged ceiling tiles were observed along the exterior wall adjacent the mechanical room. A1. BUILDING EXTERIOR RECOMMENDATIONS 1.0 EXTERIOR WALLS There are no recommendations for the exterior walls. 2.0 EXTERIOR WINDOWS There are no recommendations for the exterior windows. 3.0 ROOFING The leaks at the chimney and roof edge at the mechanical room should be further investigated and repaired. B. INTERIOR ARCHITECTURAL FEATURES 1.0 GENERAL INTERIOR ITEMS The interior finishes, walls, doors and ceiling systems appear to be in good condition LIFE SAFETY/CODES Page 111

INTERIOR ARCHITECTURAL RECOMMENDTAIONS 1.0 GENERAL INTERIOR ITEMS The damaged ceiling tiles should be removed and replaced after the leaks have been fixed. 2.0 LIFE SAFETY/CODE There are no life safety/code recommendations. ELECTRICAL SYSTEMS A. POWER SYSTEM The main service feeder for the shop enter through main disconnect switch located on the outside wall. The power distribution of the building is a 208/120V, 3 Phase, 4 wire system supplied via 112.5KVA, 480V-208/120V transformer located outside of the shop. There are three fairly new panels providing the power for printing equipment and receptacles. There is no emergency generator for the shop. COMMENTS ON POWER SYSTEM The power distribution system is in good condition and no work is recommended. B. LIGHTING SYSTEM The fluorescent light fixtures are fairly new and energy efficient type. Emergency battery pack and exit signs are properly located. COMMENTS ON LIGHTING SYSTEM In general, the level of lighting is very good. No work is recommended. C. FIRE ALARM & SECURITY SYSTEM The existing fire alarm system is by Wheelock Company. The system consists of required pull stations, speaker, strobes, smoke detectors. There is a security camera. Both systems are in good working order. Page 112
4 MECHANICAL SYSTEMS A. HVAC SYSTEMS 1.0 AIR CONDITIONING AND VENTILATION SYSTEMS The shop is currently cooled by a split system with DX coils located on the outside of the building. It supplies 20 tons of cooling to an air handling unit in the mechanical room. The shop has received a new energy efficient printing machine, and the internal cooling load has been reduced significantly. The existing chiller became oversized for the shop. The chiller is old. The mail room is cooled by an air handling unit with DX coil. It works well. Chiller Old and Oversized Replace with a new properly sized chiller 2.0 HEATING SYSTEM The entire building is currently heated by a 20 HP boiler. The boiler is oversized. Boiler Oversized Replace with a new properly sized boiler B. PLUMBING SYSTEMS There is no backflow preventer in the water service. Backflow preventer s installation in the main water service line is required by National Standard Plumbing Code. Page 113
