Why Do Roofs Fail? Failure Issues Ultraviolet Rays/ Solar Radiation Atmospheric Oxidation Dimensional Stability Ponding Water/ Drainage Poor Installation Inferior Details Foot Traffic/ Damage Heat Transfer Wind Uplift
Why Do Roofs Fail Continued Debris on Roof Vegetation Plane Crash Ponding Water Wind Uplift
Why Do Roofs Fail Continued #1 Reason Roofs Fail = Lack of Preventive Maintenance. Preventive Maintenance is required by manufacturers 10, 15 & 20 year material and labor warranties. Benefits of Preventive Roof Maintenance Extend Roof Life Lower Life Cycle Costs Maintain Roof
Energy Effectiveness through Roof Coatings
What Does Energy Effectiveness Through Roof Coatings Mean? Can roof coatings prove as an effective solution for energy reduction? Annual Energy Breakdown U.S. Schools Office Equipment 20% Other 16% HVAC 38% Lighting 26% Interesting Stats 1. AVG School Age = 42 years 2. HVAC Accounts for +- 38% of total energy 3. Energy Second Highest Expense Outside of Admin Costs. According to a report by the schoolenergysaving.com Utility Rebates Available FPL Duke Energy Some Cities
Why Roof Coatings? Roof coatings are one of the most effective, least costly options available to save money and energy in existing institutional and commercial buildings. Extend Roof Life Extend Roof Service Life by protecting it from extended UV exposure 5, 10, 15 year Warranty Available Lower Energy Costs Lower Energy Costs by reflect solar radiation AVG 5-15% Energy Reduction
What Roofs Can be Coated? Some important roof conditions to consider when selecting a restoration coating include: Current Condition of Roof System Age of Roof Slope Ponding Water Chemical Exposure Heat/ UV Exposure NOTE: If your roof is in poor condition or near the end of its useful life. It is best to re-cover or full replacement.
Prerequisites to Qualify for a Roof Coating It s all about the prep work! 1. Moisture: have an approved testing lab perform a moisture survey to determine what percent of the roof is wet. Cut out and replace all wet areas before coating. NOTE: 25% Rule: Florida Building Code requires a full roof replacement if more than 25% of the roof is found wet. 2. Maintenance/ Repair: Stop the leaks before you coat. All leaks must be stopped and repaired before any coating is applied. And a full maintenance applied to the roof as well. 3. Roof Details: flashings scuppers, drains, penetrations and HVAC units need to be sealed, re-flashed, and replaced if damaged, and all ridging, blisters, splits and fishmouths must be repaired before coating to ensure maximum lifespan. 4. Low Spots: ponding water and constant evaporative process can harm the coating. Roofers can build up low areas with crickets or tapered insulation to divert water to drainage points before applying the coating. 5. Adhesion Test: Perform Slit/ Adhesion test to existing substrate.

Types of Roof Coatings When and Where to Apply Roof Coatings. Acrylic Coatings Urethane Coatings Silicone Coatings PMMA Coatings Reflectivity Tensile Strength Ponding Water
Acrylic Acrylic Roof Coatings 1. Easy to Install 2. Water based 3. Applied in liquid form. Becomes thick membrane as it dries. Benefits High flexibility for adhesion on different substrates Reflectivity reduces energy costs associated with heating and cooling Fully Adhered Seamless Installation Highly Elastomeric: allowing for fluctuations in temperature without affecting coating
Urethane Roof Coating Urethanes 1. Base coat is highly elastomeric and provides a waterproofing layer 2. Top coat adds a reflective coating to protect the surface from harmful- UV rays Typical Urethane Roof Coating Benefits Will not chalk or degrade in UV light Long-term protection from UV exposure Excellent for harsh industrial conditions or areas with rooftop chemical exposure Reflectivity reduces energy costs associated with heating and cooling
Silicone Roof Coatings Silicone 1. Easy to Apply 2. Advantage: Can be installed in one coat Typical Silicone Roof Coating Benefits 95% Silicone Solids; 5% filler High flexibility for adhesion on different substrates Reflectivity reduces energy costs associated with heating and cooling Best for Ponding Water Seamless Installation
Resin/ PMMA Roof Coating Resin Roof Coating/ Membrane (PMMA) 1. Fluid Applied Systems installed with a fiberglass or polyester mat 2. Additional layer of PMMA is squeezed or sprayed over the mat/fleece to complete the systems. 3. Typically used as Plaza Decks where overburden is installed on top of them. Typical PMMA Roof System Benefits Best solution for ponding water Used for penetrations in lieu of the standard details Can eliminating two- ply base flashings on mod-bit roofs by substituting them for Resin/PMMA and matt Future of Roofing
What Roofs Can Be Coated? Single Ply (TPO) Metal Roofs Modified Bitumen
Roof Coating Conclusion Can roof coatings prove as an effective solution for energy reduction? YES Inexpensive to install vs. complete replacement Install without disrupting operations? PMMA = AROMA. Extend the life of your roof Can lower Energy Costs up to 5-15%. Increasing your Solar Reflectivity Index (SRI) Not For Everybody Old roof past service life Select the right coating for your roof type
