2 We do more than manage facilities. JFMC Facilities Corporation (FacCorp), a not-for-profit corporation, provides services for property and project management. We help our not-for-profit partners optimize their physical environments by reducing building operating costs and maximizing building life, allowing our partners to focus on their core missions. In addition, FacCorp offers services for purchasing, security assistance, hospitality and event management, and maintenance. During the past 25 years, our partnerships have grown to include more than 60 Jewish Federation of Metropolitan Chicago-affiliated and beneficiary social welfare and educational agencies, communal organizations, and other entities. FacCorp provides construction and property management services that reach community organizations from JCCs to Hillels, schools to synagogues, camps to senior residences, offices to multi-use facilities and more. FacCorp has managed more than 100 construction and 80 Department of Homeland Security grant-related projects in cooperation with agencies and partners. When possible, FacCorp uses sustainable methods in systems and building design, construction/ renovation and operations, to provide energy efficiency, cost reductions and an improved environment for building occupants. Regardless of a project s size or complexity, FacCorp provides end-to-end solutions and tailors them to meet our partners needs.

4 Property Management, Construction and Maintenance From the ground up, FacCorp builds and maintains structures throughout the Federation community. We manage design and construction and provide building maintenance services that ensure safe, clean, and efficient work environments for our partners. Our in-house Mobile Maintenance team provides a wide range of cost-effective and timely on-site services, typically at half the cost of comparable outside vendors, with a cumulative annual savings of $1 million among Federation agencies. 5 Master Contracts FacCorp s professional procurement of goods and services reduces operating costs and maximizes value and efficiency. Volume-discounted vendor contracts allow FacCorp to offer our partners competitive pricing for the following services: AEDs (Automated External Defibrillators) Professional testing, maintenance, and purchase of life-saving AED supplies. Backflow Preventer Testing and Certification Licensed vendors test and certify annually, as legally required. Elevator Maintenance Technicians keep elevators operating reliably and efficiently through regular inspections and safety tests. Fire Safety Systems Professionals perform requisite testing and certification of fire alarm and suppression equipment. Grounds Care Qualified vendors perform weekly springthrough-fall lawn care and maintenance. Additional services are available by request. Janitorial Maintenance and Products Discounts for cleaning, maintenance, and paper needs. Office Supplies Low contracted pricing for office supplies including printer and copier toner. Pest Control Licensed, insured technicians provide specific programs based on location, site, conditions and facility. Preventive Maintenance Spans data collection and reporting to performing on-site maintenance procedures. Roof Inspections Identify potential problems, recommend repairs and project cost of extending roof life. Snow Removal and Purchase of Ice Melt Contracts for snow removal from parking lots and ice melt purchase and application. Uniforms Available for janitorial, kitchen and security staff. Vending Service Contracts for everything from snacks for vending machines to coffee/tea service. Waste Removal, Recycling and Document Destruction Waste removal and recycling contracts are tailored to each customer s specific requirements. Safe, secure document shredding. Window Washing Professional washing of interior and exterior windows.

6 Elaine Kersten Children s Center, Northbrook Hospitality Security FacCorp manages security for JUF/Federation events and facilities, and for agencies (by request). Working closely with law enforcement agencies, FacCorp can assist with obtaining security audits, which can then be used in submitting grant requests for improving facility security. FacCorp hosts conferences where participants learn to establish policies and procedures that improve security. FacCorp manages the Lillian and Larry Goodman Conference Center, located within the JUF/Federation building at 30 South Wells Street, in Chicago. With a variety of meeting room sizes, all fully equipped with state-of-the-art AV equipment, events of up to 290 guests can be hosted in a comfortable, controlled environment. Our on-site chef can create menus featuring fine kosher cuisine that meet the most demanding palates. The Goodman Conference Center is available to the community at rates significantly below what hotels and other venues charge.
