1 PRESS RELEASE Warimpex, UBM and Vienna International hold a topping out celebration for andel s Hotel Berlin Completion of the building shell on Landsberger Allee Opening of the new design hotel the biggest hotel development yet for investors Warimpex and UBM in the spring of 2009 marks continuation of the successful strategy Berlin 27 June 2008: Together with District Mayor Christina Emmrich, the construction workers and numerous guests, UBX 1 Objekt Berlin GmbH, a joint venture of the Austrian property developers UBM and Warimpex, is today celebrating the topping out party for the andel s Hotel Berlin, a 70 million project at Landsberger Allee 106, in a central location to the east of downtown Berlin with excellent connections to the city s infrastructure. This traditional German Richtfest will include the placement of a crowning wreath atop the 60-meter tower, which is the centrepiece of the new fourstar plus design hotel. We are looking forward to opening up our andel s Hotel in Germany soon, adding a new member to our successful international line. The strategy that has proven its value in Prague and Cracow and will soon be continued in Lodz is primarily defined by ambitious and extraordinary architectural design. Berlin is a dynamically developing metropolis, making it an ideal location for our first andel s Hotel in Germany. We are thrilled to be adding this site to our portfolio, explained Warimpex CEO Franz Jurkowitsch.
2 By spring 2009, the hotel will be finished, designed by the architecture office Seeger- Müller with 557 rooms on 10 floors, including a 3,800 m 2 flexible conference facility with the 570 m 2 Ballroom at its heart. These event facilities are supplemented by a spacious 550 m 2 spa and a top quality à-la-carte restaurant. The British team of architects Jestico + Whiles are the masterminds behind the hotel s interior design. The team has already employed its unique design style in many well-known hotels, such as the design hotels One Aldwych and The Hemple in London, both of which have become classics since their inception. The highlight of the andel s Hotel Berlin will certainly be our Sky Bar. From a height of 60 meters, one has a unique panorama of Berlin, says Peter Maitz, CEO of UBM Realitätenentwicklung AG, enthusiastically. Mr. Maitz also underlines the productive cooperation with the district of Lichtenberg: Thanks to the flexibility and rapid action taken by the district, we were able to move forward with the project at record-setting speed, and that means that in the spring of 2009 we ll have guests meeting, eating, sleeping and enjoying themselves here. According to Christina Emmrich, mayor of the District of Berlin-Lichtenberg, Berlin as a whole is very pleased that this site here on the Landsberger Allee is finally being put to good use. The andel s Hotel Berlin is a major plus point for the location, and for the entire district of Lichtenberg as well, as it creates a lively new focal point. The mayor was also very pleased about the renowned partners involved in the project, noting, We are very happy to have been able to work with UBM and Warimpex on revitalising this site, which had stood empty for so long, because they are two companies with in-depth experience in realising top-notch hotel projects. Andreas Geisel, the city council member responsible for urban development, construction, the environment and transportation, adds: The andel s Hotel Berlin really fills a gap in the urban landscape of our district and has already given the Landsberger Allee a whole new shine. This is an important stimulus for Lichtenberg and, at the same time, an expression of Berlin s modernity. 2
3 Renowned partners as a guarantee for quality, location and strategy The Austrian project developers brought the Berlin-based company IGP Ingenieur AG on board as project supervisors. Hotel construction is one of the major growth areas on the German and European construction market. Our know-how in this product market segment is strongly reinforced with our regional competence as well. Thanks to our cooperation with experienced partners in the construction industry from the region Berlin-Brandenburg, much of the capital which is invested actually flows right back to this region, explained Jürgen Steinmeier, CEO of IGP Ingenieur AG, which employs up to 400 workers on the site each day. The hotel group Vienna International Hotelmanagement AG, which operates numerous other hotel projects for the investors, was commissioned with management of the Hotel. The design hotels have become increasingly attractive at the international level in recent years. We are very happy to be able to serve our guests at the andel s lifestyle hotel in the bustling metropolis of Berlin, offering them truly high-quality accommodation, said Rudolf Tucek, CEO of Vienna International Hotelmanagement AG. The andel s Hotel Berlin is located in the eastern part of the German capital, in the immediate vicinity of the Velodrom concert and event facilities and the swimming and diving centre in the Europasportpark, which is the venue for many national and international competitions with the most modern swimming facilities in Berlin. The Hotel s central location is further enhanced by a direct link to the city s commuter rail system and a tram stop in front of the building, ensuring quick, easy transport into the heart of Berlin, as well as to the international airports Tegel, Tempelhof and Schönefeld and the Messe Berlin Exhibition Grounds. Properties are sometimes sold immediately after completion, though often they are developed over a period of several years until they are ready for the market.
