Adrian has over 17 years of commercial sector experience, predominantly in London, the South East as well as regional centres. He leads the Real Estate design team, providing interior design solutions for end users, landlords and investors. Adrian is well placed to deliver and offers extensive knowledge of both the landlord and occupier market. A designer with 18 years in the interiors and architecture field, his skills and knowledge cover all project aspects from brief preparation and design development, through detailed design and project procurement, to construction and client occupation. Nikki has a broad range of experience in undertaking both scheme planning for commercial projects as well as designing high value retail spaces for well known brands. Her attention to deadlines and project planning compliments her dedicated and focussed approach to Capita s projects. Nikki has recently completed a comprehensive review and collation of all of National Grid s portfolio in digitised format. Key clients Royal Pharmaceutical Society Bupa Covance Beazley National Grid Axa Royal London Friends Life Project Profile Phased Relocation of Royal Pharamceutical Society Headquarters The phased relocation of the headquarters of the Royal Pharmaceutical Society s London business was key to enabling a review of the working culture of the company; the business operation switched from a traditional working mode to an agile working environment. Further efficiencies on the floor plates of the new office building resulted in space being used more efficiently. Capita helped with this process by analysing and collating reports of the existing filing quantities, and then reducing the total amount accommodated in the new building by 40% from the original 500 linear metres of paperwork. The project involved a total of four main moves for a total of 200 people, each programmed as a move to existing occupied buildings or serviced offices. The co-ordination of these moves was critical to achieving the deadlines for the disposal of each property. During the moves, appropriate consideration was given to re-using the existing furniture and IT racks, including using short term storage facilities when required. Three separate moves contractors were tendered and employed for this project, including a specialist company that moved the museum pieces and rare, high value books and manuscripts from the in-house library. 5

8 Design Capita s innovative response to our initial brief secured their appointment. We were impressed by their interpretation of our requirements and strength of design leadership. Our brief required development during the design phase which Capita helped to steer, ensuring stakeholder involvement and approval throughout. Capita s design team input exceeded our expectations. The project had a challenging budget which Capita managed by successfully integrating new design elements with original features, giving us a fresh and cohesive scheme throughout. Their ability to collaborate with the professional team helped to ensure that the project was delivered both to budget and programme, and the final result has been very well received by staff and visitors. Jackie McLaughlin, Director of Facilities DLA Piper Capita Design Workplace Solutions were approached by one of the largest business law firms in the world to help realise a cross site strategy of workplace and client facing facilities. Implemented across the two sites of 1 London Wall and 3 Noble Street, the project involved both the refurbishment and fit out of reception areas, conferencing facilities, open plan office areas and cellular accommodation. Considering the client requirements carefully, the Capita team led the design process, collaborating with other professional disciplines to provide the required cellular and meeting room accommodation with the necessary high quality acoustic standards. 9 Design LinkedIn Capita was instructed by LinkedIn to design high quality office accommodation, promoting the brand whilst providing a styling unique to the client s aspirations. The creation of a comfortable environment as well as the provision of flexibility in use were key parts of the brief, undertaken in conjunction with the senior management in the United States, one of the stipulations being the requirement for certification of the office environment to a BREEAM Excellent standard. London LinkedIn Contract value 350,000 10,000 sq ft Working with a restrictive set of fit out guidelines set out by the landlord, Capita worked with the building s constraints and designed accordingly, integrating with the base build air displacement system, solid soffit and surface mounted lighting tracks. The use of Capita s multidisciplinary consultancy service, including Design, Project Management and Move Management provided time savings through the project. Therefore the end to end consultancy service meant that a single point of responsibility and exact control over the quality and cost was maintained. 7

10 Design This was a significant design and fit out project that required close collaboration amongst all those involved. Capita provided clear direction and support to the onsite client project teams, establishing a particularly strong rapport with myself and the Business Lead. Capita helped create and foster a one team approach. With the professional support and high quality input from Capita s team, not only was the project delivered to time and within budget, but it has also provided the benchmark for future Bupa property projects in the UK. David Coombes Business project manager Bupa House Reception Combining existing elements of this central London reception space with new innovative interventions, Bupa s distinctive brand was integrated carefully with the interior scheme. The overall concept and detailing of the space was developed in conjunction Bupa s brand and lighting designers, developing these ideas into a buildable solution whilst minimising costs by working with existing services and finishes where possible. Combined from two design teams from Capita s divisions, the client was provided with one lead designer as a point of contact, channelling all the team s ideas into one co-ordinated and viable scheme, delivered on budget and programme.. 11 Workplace Strategy and Design Bupa Pinetrees Capita was appointed to review Bupa s Southern UK property portfolio and to work in consolidating seven properties into three in order to reduce real estate costs and improve workflow processes through carefully considered space planning. Working closely with the landlord s design team, Capita designed a completed solution that involved linking two units into one cohesive building via a new central atrium. 1,500 staff were relocated without negatively affecting productivity or interrupting customer service delivered through Bupa s call centre operation. Good quality office accommodation was provided, promoting both the brand and operational efficiency within the business. By incorporating staff ideas and feedback during the design process, the office environment created facilitates productivity and collaboration, whilst providing a comprehensively considered scheme that reflected Bupa s brand and their aspirations. Staines Bupa Contract value 3,000,000 80,000 sq ft 9

12 Workplace Strategy and Design Bupa Victory House Capita was instructed to review Bupa International s real estate portfolio and consolidate three properties into two sites in order to reduce real estate costs. The client required high quality office accommodation that promoted both the brand and operational efficiency within the business. Capita was briefed to create an environment that facilitated employee productivity, collaboration and well being. A full workplace review was undertaken and a design brief developed with Bupa Group. Close engagement with the Project Sponsor and User Champions was achieved through regular presentations of the design scheme via finishes, CGIs and furniture mock-ups, enabling understanding as well as clear and concise reporting back to the client regarding findings. Through full detailing and specification, the scheme was both tendered and built accurately. Brighton Bupa Contract value 1,800,000 45,000 sq ft Building on an on-going relationship with the client, the continued trust as well as design continuity was ensured. The project was delivered within budget, on programme and exceeded client expectations. 10 Workplace strategy, design and asset enhancement

13 Workplace Strategy and Design Project Osprey Both Capita Design - Workplace Solutions and Capita Building Consultancy Project Management collaborated in the design and delivery of this fit out for an international pharmaceutical research organisation. We engaged with business heads at the early stages of the project in order to establish space requirements, department adjacencies and compile the required space standards. Capita co-ordinated with three furniture manufacturers to design and install bespoke mock-up workstations for staff appraisal within the new office space. This ensured the best products were selected and expectations were managed appropriately throughout. Maidenhead, Berks Confidential Contract value 2,000,000 26,000 sq ft We worked closely with the principal contractor through to practical completion, attending weekly site meetings with the project team and external consultants. The construction programme was completed a week early enabling staff to move in to the space in a timely fashion. 11

14 Asset Enhancement French Railways House Having been appointed by Henderson Global Investors, Capita Design Workplace Solutions worked through the enhancement of the reception and office floors of this notable central London 1950 s building. Through a considered review of the existing interior, key elements were renewed in order to bring the internal parts of the building to an acceptable standard for letting on the open market. As a result of the improvement of the building s position in the market, the leasehold interest was subsequently sold soon afterwards, providing a return on the client s initial investment. 15 Asset Enhancement Tudor Court Capita Design Workplace Solutions, Building Consultancy Project Management and Cost Consultancy were commissioned to give a new lease of life to Tudor Court, both internally and externally. Through consideration of the building s potential appeal to prospective tenants, the project scope was determined along with effective collaboration with the client and wider project team. Fundamental external alterations included the installation of a new glazed facade, the cutting away of the Ground Floor slab and the introduction of a glazed skylight at Ground Floor level, bringing natural light into the Lower Ground Floor, enabling this space within the building to be let at an increased rate. London Confidential Contract value 5 million 48,000 sq ft Internally, the building was stripped back to shell and core; the design team carefully selecting and setting out new ceilings, raised floors and lighting as well as providing a much needed wow factor within the common areas using new finishes in the reception, lift cars, WCs, showers and bike store. 13

16 Asset Enhancement Wexham Springs The scope of this Cat A refurbishment included the complete external cleaning and redecoration of the building as well as the installation of new metal ceilings, lighting and finishes to the office areas, through to the remodelling of the toilets, reception and ancillary accommodation. The works also included a new rooftop chiller and a major overhaul to all the heating, cooling and electrical services in the building, specified by our FM Consultancy - Technical Services team. Wexham Henderson Global Investors Contract Value 500,000 22,000 sq ft Our Building Surveying team had secured an optimum dilapidations sum which made a major contribution to the capital expenditure on the project. Close liaison with the asset managers and letting agents ensured an appropriate specification was implemented to maximise the potential rental income. Combining the design and tender period with the dilapidations negotiation saw the refurbishment completed six weeks ahead of schedule, allowing the building to be marketed promptly for imminent letting. 14 Workplace strategy, design and asset enhancement

17 Workplace Strategy and Design Emerson Aberdeen As part of an ongoing relationship with a client that has numerous sites across the UK, Capita Design - Workplace Solutions and Building Consultancy Project Management collaborated with the client to deliver 30,000sq ft of office space and 30,000 sq ft of warehouse space in this new building. A thorough review of each business operation ensured that all requirements for Emerson s business were catered for, from the installation of collaboration areas, client meeting rooms and office space. The Capita team also collaborated with the building developer to advise on base build internal finishing. Aberdeen Emerson Contract Value 3,000,000 60,000 sq ft 15

18 Asset Enhancement Embassy House Both Capita Design Workplace Solutions and Building Consultancy Project Management were instructed to design and manage a comprehensive refurbishment of Embassy House. The scheme encompassed the refurbishment of the common areas and four floors of office accommodation, along with the cleaning of the building s external stonework. The quality of the end product was crucial to ensure that the property achieved an advantageous position in the local lettings market. Birmingham AXA RE Contract Value 1,500,000 30,000 sq ft Drawing on the interior design expertise within Capita and through close liaison with the letting agents, the project was designed and delivered as a high specification refurbishment scheme, which has become the benchmark for similar projects within Birmingham. Also, through careful planning of the project programme and monitoring of the contractor s on site activities, the works were completed without any significant disruption to the existing tenants within the building. 16 Workplace strategy, design and asset enhancement
