3 Norfolk House, Nottingham Inspection Property is a valuable commodity, needing regular attention. We take a cohesive and committed approach which protects your interests and safeguards your income. This is achieved through continuous involvement, and regular site visits, which means that you can relax knowing that the information you receive from us is based on hands on experience of your property. Using NG Chartered Surveyors as the interface between you and your tenants will save you time and reduce your administrative burden. We maintain this by giving you one single point of contact for every aspect of our management service. As professional advisors, our unique insight into the aspirations of your tenants means that we develop management strategies that maximise the value of your properties. Facilities management Services include: Financial services Property condition inspections Insurance inspections Statutory compliance for fire, electrical, asbestos testing Tenant liaison, supervision and resolution of issues Tenants compliance and requests for consent Pro-active recommendations and advice Liaison between contractors Supervision of tenders for works Rent collection We raise all invoices and rigourously ensure that full rents are collected rapidly and on time, and provide monthly or quarterly Landlords Statement reports to clients, taking action for recovery where necessary. Insurance & Risk management We liaise with your broker to place buildings, contents and public liability insurances, assess reinstatement values and recover premiums from tenants. We oversee and deal with Health & Safety, Fire and other environmental risks to ensure our clients are fully compliant. Service charge management We produce service charge budgets detailing proposed expenditure for the year, together with an explanation of changes on the previous year. Demands are issued to tenants and monies collected. Service charge accounts are reconciled and audited expeditiously following the year end. Tenant management We all know it s good to talk. Pro-active liaison with tenants including regular meetings helps us identify issues and create solutions for our clients before matters become serious. We offer a Dispute Resolution Service to our management clients including Mediation services. Supplier payments Supplier invoices are checked and approved. A weekly payment run ensures that valid invoices are paid by BACS or cheque within 5 days of receipt. Good supplier relationships and tight control over individual property cash flows are key to effective property management.
