Fully contribute to the work of the Technical Services Team in maintaining and improving the Borough s housing stock within a framework of improving quality and cost effectiveness. Key service-related accountabilities Carrying out site surveys preparing schemes for tendering including specifications, bills of quantities, schedules, etc. Preparing contracts for Building Services work, ensuring full contractual supervision for both maintenance and new installations schemes. Design of electrical installations and related services in domestic and commercial buildings. Ensuring and authorising payment of invoices for the works, keeping records and measuring the performance of contractors. Preparation and submission of annual estimates. Assisting the Technical Services Manager and Surveying and Engineering Team Leader in compiling estimates and budgets. Carrying out thorough site supervision of all related work in progress. To advise clients on related service maters as required. To attend and supervise breakdown & repair work. To maintain an appropriate system of recording all technical information. To assist other Technical Services staff as directed by the Technical Services Manager Diagnose faults, carryout testing, maintain records and initiate servicing on electrical systems up to KV. To have a sound knowledge of Asbestos Regulations and being able to manage situations. To provide clear information for leaseholder recharges. To provide professional feedback and advice on electrical services related matters. To work in partnership with the Council s appointed contractors, support programming and project support for delivery of all Housing Investment Programmes. Skills and abilities essential To be conversant with the 7 th Edition (BS767, 2008 amended 20) of the IET Regulations. Electrical experience, following indentured or qualified training. Ability to plan, survey, design, specify and supervise contracts. To have a good understanding of Asbestos Regulations. Current driving license and have the ability to travel within the Borough. Ability to effectively assimilate procedural and technical details to support the management of contracts and programmes. Ability to use MS Office and specialist property and services IT packages. Ability to organise and prioritise workloads to meet required targets and deadlines. Hold City and Guilds or NVQ electrical qualifications. Skills and abilities desirable to 2 to Academic qualifications in Electrical engineering, Building Services or related field, City & Guilds 294 & 295 (former 29) Testing and Inspection. 2
