New Trane roof top units installed at Executive Centre offer both energy efficiency and tenant comfort by incorporating the latest technologies including: variable frequency drives, economizers, high capacity evaporator coils, capacitors, and connection to the INet Energy management system. Benefits of the New Energy System Include: Roof Top Units (RTU) The HVAC units are self contained and located on the roof. For air distribution the units maintain the temperatures of multiple zones with dissimilar cooling and heating requirements. Fan powered variable air volume boxes serve exterior areas with dedicated thermostats. Variable Air Volume (VAV) VAV is a system of distributing air (cooling/heating) as necessary to provide comfort to all areas of the building. VAV boxes provide flexibility for the system to adapt to temperature changes within the building. Frequency Drives Frequency drives convert incoming fixed frequency three phase AC power into variable frequency and voltage for controlling the speed of the supply fans, using only the power necessary for maintaining proper system static pressure. Economizers Economizers are used to provide free outside air cooling based on outside temperatures. Ultra low leak dampers are utilized on the economizers with leakage rates less than 1% - adding to the energy effeciency. High Capacity Evaporator Coils High capacity evaporator coils provide additional tube surface area to provide increased capacity and efficiency. Capacitors Capacitors are installed on each compressor to improve electrical consumption by minimizing start-up electrical current surges. RTI Remote Telephone Interface. In order to minimize energy consumption, a voice activated system allows tenants to remotely turn on lights and/or HVAC after standard business hours. Lights or HVAC can be easily activated by phone in order to have the system ready and the building comfortable at any time.
