5 Building Systems HVAC Provided by 9 rooftop-mounted units. Natural gas fired heating coils within these duals units provide heating, and cooling is achieved via condenser units ranging in size from six to nine tons in cooling capacity. The units provide forced air to a ducted variable air volume (VAV) system. Individual thermostats within each tenant space control the VAV boxes. 6 Building Security building security Harmon Court s building access control is sophisticated while minimizing inconvenience to building occupants. Provisions have been made for individualized card access (unique to each occupant) to control access to Harmon Court. The management office issues the card keys. Each key must be registered to each individual taking possession of the card key and other keys. A microprocessor technology telephone access control system also provides security as well as convenience. Authorization for access control is through the telephone line or with the tenant s access code, which is entered on the system keypad. Advantages to the Tenant of this building access control system are: One access card can be utilized for building access and tenant access (if elected) Each access card is individually coded for flexibility of access restrictions One after hours entrance door is equipped with a card reader for tenants and a speaker for identifying after hours requests to the building. A custom tenant access control system is easily installed by utilizing the building s main security computer and software. The result is an independent system, which is completely compatible with the building s access card.
