9 DEVELOPMENT PLAN FOR DOWNTOWN SUMMERLIN DOWNTOWN SUMMERLIN CONCEPTUAL DESIGN PLAN Since the early 1990 s, Summerlin s Downtown has been identified as a 400-acre parcel located in the heart of the community. Upon completion, this area will serve as the urban core of Summerlin where commerce, entertainment, and retail activities are seamlessly integrated with cultural, civic, and high density residential land uses. As the population of Summerlin exceeds 100,000 residents, the timing for planning and development of this area is critical. Bounded by the Western Beltway, Charleston Boulevard, Town Center Drive and Sahara Avenue, this new urban district is already starting to unfold. To date, nearly one fourth of the Downtown has been built. The properties that comprise this development, Red Rock Casino & Resort, City National Bank/Pavilion Bldg., and Lifetime Athletic Club serve the community in a variety of ways and have all been met with enthusiastic response on a community wide and regional level.
