5 Experience: Italy Hilton Milan Villa Saletta Miagola Caffe Client: Hiton Worldwide Services: Project management, feasibility studies, cost management, employer s agent, risk control, programme management and FF&E Location: Milan, Italy Hilton Milan is a 4 star hotel with 320 guestrooms located close to the Central Station of Milan. With a view to Expo Milan 2015, Hilton Worldwide has started a development project that comprises a full refurbishment of the meeting rooms, business area, guestrooms, lobby and restaurant. In addition an existing retail unit adjacent to the hotel has been converted into a new 400m 2 ballroom. From the inception of the project, Sweett Group was appointed for the project and the cost management, as well as other services including procurement control of the FF&E, quality monitoring, risk analysis and monthly reporting to the client. As the hotel had to remain operational throughout the works, Sweett Group worked in close,,co-ordination with the hotel team. Client: Villa Saletta s.r.l. Services: Cost management and risk management Location: Tuscany, Italy Development of an exclusive 125 key hotel together with residential accommodation including restoration of an historic Borgo in the heart of Tuscany spanning 16,000m² and new build residential construction of 6,350m². The development includes a sophisticated health and wellness spa, gourmet food and wine facilities, restoration of a baroque chapel and new build function facilities. The scope of works also includes extensive external works, urbanisation works and creation of a new energy centre. Client: Miagola s.r.l. Services: Project management, cost management and CDM-C Location: Turin, Italy The project entailed hard refurbishment of a cafè, including civil and carpentry works, new FF&E fit-out and electrical rewiring. The project was delivered to tight timescales whilst achieving high quality and including the several design changes requested by the client. During the design phase the client requested a significant reduction to the budget. In order satisfy this new requirement; a value engineering proposal was developed that satisfied the client needs.
6 Experience: France and Monaco GAP, France Ascott Citadines Origami Building Le Labor Building Client: GAP Client: Ascott Limited Client: Barclays Capital Client: Barclays Wealth Services: Cost management Location: various, France Sweett Group was appointed by GAP to provide a wide range of cost related services on its extensive store development programme. On a number of projects, the work was extended to include extensive renovation of the existing building fabric, as well as the interior services alterations and interior fit-out works. Sweett Group prepared cost plans for approval, operational cost reporting and cost management services throughout the project to completion for this significant and established high profile client. Services: Sustainability Location: Paris, London and Munich Sweett Group has been engaged by Ascott Limited to determine the costs of improving the environmental performance of future Citadines hotels, focussing on improving the BREEAM environmental assessment rating and reducing overall energy consumption. Our research provided the Ascott Limited with information vital to their development strategy and early stage feasibility assessments. We are currently undertaking BREEAM assessments on two hotels in Paris; the Ascott Arc de Triomphe and Citadines Louvre. Services: Cost management, project management and advisory services Location: Paris, France This project was driven by a lease event which afforded Barclays Capital the opportunity to create a stunning new French headquarters in Paris. This signature building was designed by Manuelle Gautrand Architects and is known as the Origami Building. The works comprised the fit-out of four levels of basement parking, eight office floors, including traders, Grab & Go kitchen facility and meeting room suite with separate catering and the creation of IT facilities. We also undertook Landlord negotiations to enable the completion of the shell and core and managed the fit-out to produce a facility which was fully compliant with Barclay s Global Standards. Services: Cost management and project management Location: Monaco, Principality of Monaco The project involved the fit-out of new offices on the first floor of the Le Labor building in Monaco to accommodate the relocation of back office staff from the Le Splendido building and some staff from the main Barclays Wealth facility in the La Costa building. The Le Labor offices are much closer to the La Costa building enabling easier transfer of staff between the two facilities. A key factor in the success of the project was the proactive and co-operative approach of the project team and the main contractor, RJ Richelmi, who worked closely to overcome problems that arose during the course of the final design and procurement stages.
7 Experience: Spain and Portugal Primark Son Espases Westin Palace Hotel Client: Primark Tiendas SLU / Lojas Primark Portugal S.A. Services: Project management and cost management Location: various, Spain and Portugal Sweett Group has been working with Primark Tiendas SLU since 2007, supporting the retailer s expansion cross Iberia through the provision of project management and cost management services. The commissions initially covered Spain and now have been extended to include a series of retail stores across Portugal. We are also completing Primark s first 5 stores in France. Client: Banco Santander/BBVA Services: Technical due diligence and project monitoring Location: Mallorca, Spain Sweett Group was appointed to provide technical due diligence and project monitoring on behalf of Santander/ BBVA during the construction and operational phases of the largest health project inaugurated in Spain during The project totals over 170,000m² in size and includes a 1,000 bed teaching hospital. Client: Host Hotels & Resorts Services: Feasibility studies, project monitoring, risk analysis, cost and programme control Location: Madrid, Spain Westin Palace is one of the most famous and luxurious hotels in Madrid. After the hotel acquisition carried out by Host Hotels & Resorts, several refurbishing works have been undertaken. These works includes the guestrooms, public areas, meeting rooms and the new ballroom annexed to the hotel with a gross floor area of more than 2,000m 2. Sweett Group was requested for developing an initial cost estimation for the new ballroom and afterward was appointed for developing a full project monitoring, including cost and programme control, quality supervision, risk analysis and weekly and monthly reporting to the client.
8 Experience: Gibraltar Forty7 Casemates Barclays Gibraltar Client: Capital and Overseas Holdings Services: Project management, cost management and sustainability Location: Gibraltar Sweett Group was appointed to manage the design, procurement and delivery process for this new build 7 storey office development of approximately 3,000m 2 located in the centre of Gibraltar. The project comprises the demolition of an existing 4 storey building on a restricted site with elements of the new building adjoining the neighbouring properties. Sweett Group has also been able to bring specialist sustainability advice which has helped the client to obtain a full planning approval. Client: Admiral Bridge Investments Ltd Services: Cost management Location: Gibraltar The client has appointed Sweett Group to undertake cost planning in connection with an office refurbishment project in central Gibraltar. The 4 storey office building will provide around 1,000m 2 of category A office accommodation in the business heart of Gibraltar. Sweett Group s local knowledge of the Gibraltar marketplace has allowed them to bring comfort to the client on both cost and procurement. Client: Barclays Capital Services: Project planning, project and cost management Location: Gibraltar Barclays has appointed Sweett Group to undertake a repositioning exercise for their Gibraltar-based team which involves a detailed option appraisal on the utilization of their existing office premises. Following this process, Sweett Group will project and cost manage the works packages delivery, commissioning and the associated dilapidations packages. Sweett Group s expertise in office relocation projects has allowed us to bring added value to the option appraisal and advise the client on the best option to pursue.
9 Experience: Turkey Turkuazoo Aquarium Conrad Hotel Hilton Izmir Client: Merlin Entertainments Group Services: Technical due diligence and cost management Location: Istanbul, Turkey The Turkuazoo Aquarium was, at the time of its construction in 2010, the largest indoor aquarium in Europe. The Merlin Entertainments Group is extremely active in acquiring and building new attractions around the world and Sweett Group works around the world with Merlin advising on acquisitions and delivering new projects. Our team brought a wealth of knowledge of visitor attraction projects, which we were able to apply to the technical due diligence process. An understanding of how exhibition spaces are used, how the public interact with the exhibits and the operational requirements of such facilities allowed us to add value to the technical aspects of the due diligence process. Client: Hilton Worldwide Services: Cost management and procurement advice Location: Istanbul, Turkey Sweett Group was appointed to provide cost management services for the hard refurbishment of this international 5 star hotel. The 610 bed hotel is circa 60,000m² GIA and features a spa, ballroom, new conference facility, various bars and restaurants. The project involves the complete replacement of all M&E systems. The hotel remained in operation throughout the project. Client: Hilton Worldwide Services: Cost management Location: Izmir, Turkey Sweett Group provided cost management services for the hard refurbishment of 366 rooms including suites, reception, lobbies, meeting rooms, ballroom, restaurants and kitchen. We have since been appointed to provide project and cost management services for the delivery of a rolling programme of guest room refurbishment. The hotel is a 142m tower with 35 floors. It has facilities for events of up to 1,000 people and recreation facilities including a fitness centre, heated indoor pool, squash and tennis courts.
