Thorne Hiley is a Property Consultancy which provides Strategic Property Consultancy and Transactional Services to both the private and public sectors nationwide. With a focus on Management Consultancy and Development Surveying Thorne Hiley provides property consultancy services to a diverse client base ranging from investors, developers, land owners and corporate organisations to charities, local government, educational institutions and other public sector bodies. Whether it is acquiring new premises, disposing of an asset for maximum value, advising on Leases, strategically managing projects, securing planning consent or reducing occupancy costs, Thorne Hiley s professionally qualified and experienced consultants are able to clearly identify and explain the client s needs, timescales, necessary core skills and costs associated in successfully achieving the project requirements. 3 OUR SERIVCES STRATEGIC CONSULTANCY & PROJECT DELIVERY -Thorne Hiley prepares property strategies for a wide range of client requirements managing property assets to maximise costs, optimise value and investment return; -Thorne Hiley provide a single point of contact and leads and manages the professional team; -Strategic objectives are delivered at minimum risk utilising extensive experience and considered judgement; -Thorne Hiley are well connected and have a detailed knowledge of the market place an essential element of this type of consultancy. LEASE ADVICE & NEGOTIATION An understanding of documentation and ensuring that agreed terms are accurately drafted is critical. This to encompass risk identification and mitigation, institutional / market acceptability and operational flexibility to meet tenant operational needs. Thorne Hiley provides: -Advice in relation to landlord & tenant / lease obligations and negotiation of new lease terms and lease re-gearing; -A joined-up considered approach working in consultation with instructed solicitors. DEVELOPMENT ADVICE & ASSET VALUE ENHANCEMENT Commercial and residential development of property assets requires a broad property and construction technical skills base and Thorne Hiley delivers these to optimise asset value including: -Identification of opportunities for increasing property capital and revenue values linked to planning; - Optimisation of space utilisation and reduction in occupancy costs; - Preparation of development appraisals (including risks, timescales, NPV projections); - Management of property strategies / projects from inception to completion; -Planning enquiries and submission of applications and discussions with interested parties. ACQUISITIONS & DISPOSALS Thorne Hiley is experienced in dealing with both commercial and residential transactions including: - Agreement of client operational brief and undertaking property / site searches; -Preparation of acquisitions and disposals options appraisals (timescales, risks, costs and due diligence); - Preparation, negotiation and agreement of Heads of Terms; - Exit Strategies including dilapidations (preparation of costed schedules); - Liaison with solicitors for documentation purposes. Thorne Hiley reduce occupancy costs through: - Effective review of hard and soft FM contracts; - Advice in relation to FM service delivery models; - Undertaking value for money audits and preparation of life cycle costings; - Review of rent, rates, statutory services and service charges; -Benchmark costs, preparation of tender documents / SLA s / KPI s / Specifications and procurement; - Mobilisation and de-mobilisation of FM contracts.

4 RECENT PROJECT EXPERIENCE RECENT CLIENTS RESIDENTIAL DEVELOPMENT, PLANNING & ASSET MAXIMISATION Thorne Hiley strategically advised and led the professional team and secured a planning consent on a former wood yard site in Zone 1 to provide twelve high-end residential units. A significant increase in asset value was realised following the marketing and successful disposal of the site to Aitch Group for the client. STRATEGIC SITE ACQUISITION Thorne Hiley successfully acquired a piece of land to enable access to a significant adjacent site, owned by the client that is planned to be developed to provide a mixed-use retail supermarket and residential development. The acquisition strategy recommended and implemented ensured that the site was successfully secured without the clients identity being disclosed which would have considerably increased the purchase price. FACILITIES MANAGEMNT Thorne Hiley has provided FM consultancy to the Council for many years including FM strategic reviews, Lifecycle costings, preparation of SLA s / Output Specifications / KPI s, Contract Mobilisation & De-Mobilisation, Property Portfolio Improvement Plans, FM Protocols and Procedures. All to ensure an effective and efficient delivery of FM Services with clear outputs for service levels, KPI s for performance measurement and value for money.
