3 2 1 Tealwood Real Estate Activity Year to Date By Christine Routt As most of us are aware, the Memorial market is very strong with a low inventory of homes on the market. During this last month, the showings have slowed down. Because graduation and vacations may interfere with market activity, sellers should be patient, things w ill p ick up. Gessner Road: There has been two homes sold, one at $229 a square foot for a sales price of $675K, 97% list price to sales price and 78 days on the market until under contract, the second one sold at $253 a square foot for a sales price of $793K, 99% list price to sales price and 2 days on the market until u nder c ontract. The rest of Tealwood: Four homes have sold with sales prices ranging from $730K to $999K, from $259 to $281 a square foot. The average list price to average sale price is at 96% a nd an average of 16 days o n the market till under contract. Currently we have four homes on the market ranging from $899K up to $1,298,000 with the price ranging from $261 to $301 a square foot. Days on the market are u p to 5 9 d ays.
