1 Project Deliverables ACT Government 16 Weeks Lake Tuggeranong College The Lake Tuggeranong College Automotive and Metalwork Trade Training Centre is a prime example of effective client/ project team collaboration throughout the design and construction stages of the project. The project has provided a highly functional and practical facility that provides for a specialised level of training. The project included installation of $150K worth of Mechanical Services which incorporated numerous Nedermann exhaust extraction systems, heating and an evaporative cooling system which was required to be installed onto a counter levered structural steel platform. Also incorporated were automated electrical awning windows, a full wash down epoxy floor with grated drainage system, new Electrical Services and the installation of heavy duty industrial equipment which included 3 car hoists, wheel aligners, tyre changers, a CNC Router, Hafco Mill, numerous metal lathes and more. The project included the construction of three welding bays, a metalwork grinding room and a spray booth as well as new structural slabs on grounds and a mechanical services enclosure. A highly challenging element of the project was the design, construction, certification and approval of the spray booth. The spray booth technicalities were effectively managed through the engagement of a Dangerous Goods Storage and Handling Consultant, and through effective collaboration between FM Projects and the Project Mechanical Engineer. The Spray Booth certification required the preparation and submission of a dossier which was prepared and submitted with due expedition and thus accepted promptly leading to Actpla s approval of the spray booth well ahead of the date for project completion. Significant challenges also included budget constraints which were managed through value engineering and alternative designs, specifically in relation to structural steel design.

2 ACT Government 8 Weeks Wanniassa Senior School FM Projects were engaged by Procurement and Capital Works as Project Managers for the design, documentation, construction and upgrade works to Trade Training Centres within six different Schools across Canberra s south. The Wanniassa Senior School Trade Training Centre included the design and construction a commercial stainless steel hospitality training kitchen, pantry/ food preparation area, café servery dining area, outdoor terrace, and refurbishments to an existing woodwork classroom. The project included installation of new mechanical services, electrical services and plumbing and drainage to the new student learning bays. The project was designed and constructed concurrently with five other trade training centres under the same program and budget. It was a key project challenge to ensure that design consultants adequately and accurately captured each schools requests and building use/ operational requirements. Similarly, an added challenge was reducing the disruption to class teaching arrangements, this was successfully managed by liaising with the teaching staff and working within their requested timeframes for access to site, such as the school holiday period. Similarly it was a critical element to this project that scope creep was effectively managed and regular cost reporting was conducted to ensure an accurate budget position was known prior to committing to additional requests. FM Projects included many additional requests and delivered the Trade Training Centres with flexibility amongst each site, providing for client satisfaction.

3 ACT Government 8 Weeks Calwell High School FM Projects were engaged by Procurement and Capital Works as Project Managers for the design, documentation, construction and upgrade works to Trade Training Centres within six different Schools across Canberra s south. The Calwell High School Trade Training Centre included the design and construction of two commercial stainless steel hospitality training kitchens, a café servery dining area, and a relocated textiles facility. The hospitality kitchens incorporated $110K worth of stainless steel made up of 12 student learning bays 2 demonstration kitchens and a café/ food preparation kitchen. Both kitchens included integrated services for equipment including dishwashers, cooktops, ovens and a 1300 x 1300mm deep fryer exhaust hood canopy which was suspended from the 3.4m high ceiling above the main demonstration kitchen. New drainage was installed underground which required saw cutting and structural reinstatement of the existing slab. Due to the high level ceilings acoustic panels were also installed at high levels to absorb noise echo. This reduced the noise levels within the facility and allowed for more effective communication and instruction during training sessions. The project also included breaking through an external wall to create an outdoor servery with a security screen and stainless steel counter top. The project was designed and constructed concurrently with five other trade training centres under the same program and budget. It was a key project challenge to ensure that design consultants adequately and accurately captured each schools requests and building use/ operational requirements. This was successfully managed through a rigorous design process that allowed for significant school input and design adjustments to meet their satisfaction with the end result. FM Projects successfully captured the schools requests and incorporated the full scope of works.

4 ACT Government 7 Weeks ACT Schools Project Erindale College FM Projects were engaged by Procurement and Capital Works as Project Managers for the design, documentation, construction and upgrade works to Trade Training Centres within six different Schools across Canberra s south. The Erindale College Trade Training Centre involved the design and construction of a new woodworking facility which incorporated an operable wall to create a machinery room, installation of new resilient vinyl flooring, a clear coat epoxy flooring system to the spray booth room, new lighting, joinery display cases and painting. The project required isolation of a fire sprinkler system and security system to allow for the replacement of ceilings throughout. FM Projects successfully managed this through regular liaison with the Building Services Officer and client representative. The largest element of this project was the installation of significant and complex heavy duty industrial woodworking equipment which demanded effective client liaison to ensure the correct placement of electrical connections and safety exclusion zones was achieved. FM Projects successfully provided this while ensuring that a practical and highly functional training environment was provided. A key challenge on this project was that it was a latent inclusion into the overall project brief. FM Projects successfully incorporated the full scope of works whilst continuing to progress the design and construction of the concurrent projects without delay. Similarly, an added challenge was reducing the disruption to class teaching arrangements, this was managed by taking possession of site at the conclusion of the teaching semester and working throughout the school holiday period.

5 Project Deliverables ACT Government 8 Weeks Caroline Chisholm School FM Projects were engaged by Procurement and Capital Works as Project Managers for the design, documentation, construction and upgrade works to Trade Training Centres within six different Schools across Canberra s south. The Caroline Chisholm School Trade Training Centre involved the design and construction of a new Commercial certificate III level Hospitality training area which incorporated stainless steel kitchen service areas, commercial catering equipment, a food presentation display area, a stone top servery bench with a dine in café seating area for patrons. The project also included Horticulture and Woodwork training areas which included the design and construction of a new slab on ground with masonry plantation beds, a grey water storage tank for green practices and a new security permitter fence. The Woodwork Centre included a full refurbishment including installation of a spray booth and controls system and relocation and installation of heavy duty industrial equipment. A key challenge on this project was that it was designed and constructed concurrently with five other trade training centres. In order to immediately progress the design phase FM Projects conducted regular design meetings with both the School and PCW in order to capture ongoing/ changing requests and manage the budget globally with the other projects. Similarly, an added challenge was reducing the disruption to class teaching arrangements, this was managed by taking possession of site after assessment periods and working throughout school holiday periods. Challenges on this project also included the integration of services within the Hospitality Training Centre. Saw cutting was required in order to integrate new plumbing and drainage services to the functionally designed kitchen layout.

6 ACT Government 12 Weeks Lanyon High School FM Projects were engaged by Procurement and Capital Works as Project Managers for the design, documentation, construction and upgrade works to Trade Training Centres within six different Schools across Canberra s south. The Lanyon High School Trade Training Centre included the design and construction a commercial stainless steel hospitality training kitchen, a café servery dining area, and a free standing Covered Outdoor Learning Area. The COLA incorporated the installation of a Ritek custom roofing system which was installed onto an independent structural steel frame. This design allowed for stormwater drainage to be tied into the existing buildings by overlapping of the roof eaves, which also reduced plumbing and drainage costs for the project. The Covered Outdoor Learning Area was constructed on a new structural slab on ground with a concrete driveway and two 2400 x 3000mm roller doors for ease of accessibility. The project was designed and constructed concurrently with five other trade training centres under the same program and budget. It was a key project challenge to ensure that design consultants adequately and accurately captured each schools requests and building use/ operational requirements. Further key challenges also included the installation of a new grease arrestor adjacent the hospitality kitchen and replacement of an existing switchboard. This required close communication with the school teaching staff to ensure that isolation of services did not impend on teaching requirements. Similarly, an added challenge was reducing the disruption to class teaching arrangements, this was successfully managed by liaising with the teaching staff and working within their requested timeframes for access to site.
