3 T H E O P P O R T U N I T Y Once home to the Washington Lions hockey team, the first Beatles' concert in the United States, and the Washington Caps basketball team, The Coliseum is an integral part of Washington, DC history. Once known as the Uline Arena, the building and the surrounding neighborhood is returning to its former glory. The Coliseum is undergoing extensive renovations to house over 146,000 square feet of office space and approximately 63,470 square feet of retail. Douglas Development is collaborating with Antunovich Associates to create an exciting office/retail re-development in the burgeoning NoMa neighborhood of Washington, D.C. The 2.5 acre site is located at the intersections of Delaware Avenue NE, M Street NE and 3rd Street NE, with Congress Street NE dying into the property. The property is currently occupied by the Arena building (historic), the Ice House building (historic), and two other commercial buildings, most used as parking structures. The Arena building, best known for being the venue for the first American concert given by The Beatles, is also architecturally significant due to its concrete barrel vault roof and structural concrete arches. The Ice House building is the original ice manufacturing facility which provided ice for the skating rink within the Arena building. It was there where Mr. Uline created his patented equipment which became so successful that the Arena building became necessary. The currently single-story Arena building will be converted to a single level of retail below three levels of office space. This will all fit within the existing envelope of the Arena building and the design team has taken considerable precaution to make as little exterior modification to the Arena building as possible. The Ice House building will have additional ground level retail space with a portion of the first level being dedicated to office. Above this will be two additional levels of office space. This will require additional space added to the Ice House building, which will occur in a sleek new glass structure extending above the original roof line of the Icehouse. Additionally, a new 180-space, 4-level parking garage will be constructed on the southeast corner of the site, and a non-contributing existing masonry building will be razed and rebuilt in like fashion on the southwest corner of the site to accommodate nearly all the loading required for the project. D o T a c tw b a a ic h n T th b m g th to th g e o D D th m a th s re O H c S ro A h a 1930 Douglas Development and Antunovich Associates have worked collaboratively with the DC Preservation Office, the DC Preservation League, and the local ANC group throughout the design process. We have met separately with each of these groups, and have taken most, if not all, of their thoughtful comments into consideration throughout the process and the overall design of the building has improved a number of separate times THE due to COLISEUM their thoughtful commentary on our attempt to protect the historic qualities of the 1140 existing 3rd Street NE, Washington, DC. Douglas Development. Antunovich Associates structures yet redefine the building as an exciting retail/office use that is relevant and ready to contribute to the community for years to come Originally, the project was much larger in both the Icehouse and Arena portions. The Ice House was previously a 4-story building, and has since been reduced to 3 stories to create a more pedestrian-friendly façade fronting the residential neighborhood on 3rd Street. The Arena building was previously much taller with very little of the existing vault roof remaining. We have drastically scaled back the additive elements to the Delaware Avenue façade so that from both the street level and the elevated train platform, the historic elements of the Arena building read clearly and cleanly.
