1 FINANCIAL LITERACY CULMINATING HOUSING & BUDGETING PROJECT Learning Objectives: 1) Students will demonstrate career research & planning 2) Students will demonstrate budgeting 3) Students will demonstrate how to calculate mortgage loans & apply budgeting techniques 4) Students will incorporate understanding of insurance & taxes when developing budget 5) Students will develop & apply S.M.A.R.T. goal statements 6) Students will develop & apply a savings plan with strategies and employ investment plans Explanation of Project: You will be expected to apply the knowledge and skills that you have acquired throughout this course to develop a plan for constructing, and furnishing a new home while following a budget that your career choice permits. Part of your project will require you to determine your long-term goal in purchasing a home, developing a budget, calculating a loan and applying insurance and taxes in your consideration. Additionally, you will have to determine what necessities are and what your wants are when building the home. Remember to be realistic and not spend beyond your means. Your project will be created/recorded in Microsoft Word or PowerPoint. The final piece of your project will require you to complete a reflection. You will have to describe and discuss what you have learned from this project and explain how you applied specific topics related to the Financial Literacy course throughout your project. It is recommended that you not only save to your student drive but also to a flash drive. Otherwise, if you lose your information or accidentally delete it, you will have to start over.
2 Part 1: Career & Budget. Based on the career you choose, you must develop a budget based on your net income. To start with, you will account for health insurance, a retirement savings fund, school loans (if applicable) and auto insurance. You must determine & establish the following: Your career Where you plan to reside (Hillsboro, Cincinnati, San Diego, St. Louis, etc.) What the median gross salary is for someone with that career in the city you plan to live in (We are choosing the median salary because most people won t choose to build a home until they are well into their forties or even fifties.) For your retirement planning, we will assume your employer offers a 401(k) or 403(b) and you will contribute between 2% and 5% of your GROSS INCOME. Do this before you calculate net income because remember, these types of retirement plans allow contributions tax-free. Next, multiply the gross income by 20% and subtract that total from the gross income you researched. This will be your net income per year. Now you must account for health insurance. Based on the plan that you and your group chose, use the health insurance rates that were provided to you. For example, your group chose a High PPO, a Low PPO, or an HSA This time; however, assuming you are in your 40 s or 50 s, determine what your status might be (or what you d like for it to be): married, single, dependents, etc. Once you have the amount, note that as a deduction in your budget. If you can t remember, I can provide you the summary page again. Deduct your auto insurance monthly premium. You should be able to find the calculation for your dream car (or one you hope to drive in the future) on the worksheet we completed. ( If your career requires college, use your student loan calculation worksheet and assume you chose the 20-year loan payment plan and you are still making monthly payments.
3 In either Word or PowerPoint create a new document and name it: Your Name_HousingProject. You will build your housing project in this document so it s a good idea to save this to your student drive AND to a flash drive if possible. Now, you should type a short paragraph that provides a description of the career you want, where you plan to live and how much money you will make starting out in that career. Then you will need to start your budget. You should have your Gross Income minus taxes to total your Net Income. Then, you should deduct any auto insurance, retirement planning, school loans, and health insurance. Part 2: Determine Lot or Land for the house. You will need to determine if you are purchasing a lot in a subdivision or if you are buying acreage. Then you need to research how much a lot or land will cost in the area you chose to reside in. In your document, include the total cost for either the lot or the acreage you purchased. Also, include an explanation of where you plan to live. You should describe the neighborhood in your explanation and why you are choosing to build in that location. Part 3: Create your floor plan to determine total square footage and dimensions of each room. NOTE: Your home must be at least 1000 square feet. You can find floor plans on the Internet. You will have to include a snapshot of your floor plan in your housing project document. When you are searching for a floor plan, keep in mind that this must be realistic you can t pick a million dollar home if you are going to be a teacher. Complete the floor plan calculation worksheet and type the information into your document. Part 4: Determine upgrades to establish total cost before mortgage calculation. Review the basic housing cost per square foot price and then determine if you want any upgrades as you will have to budget for them. In your document, include an explanation of anything you plan to upgrade. For example, are you planning to add a basement, brick rather than siding, hardwood flooring rather than carpet, etc. to your home? If so, you will need to include your calculations, as well as, a description of what you are upgrading to the structure.
4 Part 5: With a home, you are responsible for carrying homeowner s insurance and paying real estate taxes on the property. Taxes will be figured using the total square feet of the home multiplied by $1.50 per square foot. This amount will be added into your mortgage calculation. Part 6: Meet with Mrs. Miles to determine your 30-year mortgage at a 4.125% interest rate. Calculate your monthly payments and then determine the cost of the down payment (equivalent to 20%). You must record your calculations in the project document. Part 7: Furnish your home. While this cost will not go into the actual cost of the mortgage, it s still important to understand the extreme expense related to furnishing a home. Understanding that most people will not buy all new items when they first start out, as you get older, hopefully you will be able to purchase home furnishings new or gently used. Consider that you are building a new home and decide what types of things you would want in a new home. Copy and paste pictures of each major appliance (refrigerator, stove, microwave), piece of furniture (couch, bed, mattress, recliner), fixtures (sinks, tubs, toilets), etc. along with the price of each item. (Be sure to label the room so it will be easier to establish the cost of each room.) Write a detailed description of each room & establish a final cost of all items placed in each room along with the color scheme of the room. For example: LAUNDRY ROOM The laundry room will be decorated in a lavender paint and accented with white floor boards. The flooring will be synthetic hardwood. One chrome light fixture will be centered on the ceiling in the room. The high efficiency Kenmore washer and dryer will be white. There will also be a white tub sink with a chrome faucet. Total cost $1,650.00
5 REGARDING PART 7: (If you have all other steps completed by December 11, go ahead and complete this step. However, if you have not met parts 1-6 at this point, please meet with Mrs. Miles to discuss an alternative action plan.) Part 8: Include a summary paragraph. In your document, state your personal experience/thoughts of the housing project. Include any details that you found beneficial and/or surprising. Explain the importance of creating and following your budget prior to building. Include a saving plan for your down payment and include a target date of when you believe this could actually become a reality. Finally, provide an explanation as to how this course and project will benefit you now and in the future.
