Islington Council s New uild Team has been consulting with residents of King Square on proposals to provide new housing and improvements to the Estate s community facilities and environment. The scheme arose out of the redevelopment of the Moreland Primary School site. The opportunity was seized to develop and improve some of the underutilised land on the POLLRD THOMS EDWRDS appointed as your rchitects Estate. Three sites were originally proposed to be developed for the new school and additional housing. further site is now proposed involving the redevelopment of the single-story annex to Turnpike House to provide better housing and street frontage along Goswell Rd. Our response presented to residents in May 2013 Initial review with London orough of Islington Planning in pril 2013 First Thoughts presented to TR in March 2013 Invitation to submit proposals as part of a competition in February 2012 LI Planning rief for the Moreland Primary School and adjoining sites on the King Square Estate adopted June 2012
2 Consultation Previous Consultation Our First Thoughts... These are just our first ideas based on what we have been told about your concerns and priorities. The important thing is; we don t have to follow the Planning rief. We think there may be other ways to provide the new homes on the estate: Using new development to mend the area, creating traditional street frontages for surrounding streets while giving residents more privacy. Maximising parking. There may well be opportunities to increase the parking provision beyond 80 spaces. Focussing pedestrian traffic through King Square Gardens, removing the need for an east/west route in the more private residential areas. Keeping routes to an absolute minimum in the north of the estate. Extending the school access road to be the only public route could be one way of doing this. First Thoughts presented to the TR in March 2013 LI Planning were consulted in pril 2013 Feedback from residents was considered and our response was presented to the public in May 2013 PTE were appointed as your architect in October 2013 First Thoughts in Increasing the amount of quality green space, creating an improved setting for Rahere and President House. Parking There are 80 spaces within the proposals. These are 1-3 storey family sized maisonettes with balcony terraces styled to reflect the original modernist estate ethos. Vehicle access The existing single vehicle access from Central Street is retained but relocated to give a better green setting for Rahere House within a shared garden space. community and priority for existing residents New Independent Living homes to reflect the ageing population of the Estate Trees We aim to preserve existing mature trees wherever possible. We will also be planting new trees. Independent Living t least 22 new adaptable homes for older Estate residents, incorporating a large storage area for buggies and shared green spaces. a single bay extension added to President House. Green Spaces Creating shared green spaces and a garden setting for both existing and new homes. This could include new play features to add the existing MUG and play area. Community Centre New community centre with safe raised table access to MUG and play area. new Community facility Concerns over loss of parking spaces and storage areas New Homes New homes are styled to match with the 60s modernist Estate. Lettings Existing King Square residents have priority for new homes. PROPOSED SITE PLN Play and the MUG The existing play areas and MUG are not effected by our proposals. However they could be improved as part the general landscape improvements. We would want to consult with residents further on this. 8 What Happens Next Next steps... Thank you for coming to this event today it is important that you, the residents of King Square and the local area, tell us what you think about these proposals. WORKS STRT ON SITE in Spring 2015 fter these two Consultation Events we will be reviewing the feedback and will be developing the scheme in more detail. We will continue to meet and discuss the proposals with the Tenants and Residents ssociation, London orough of Islington planners and officers leading to a further Consultation Event in September, before a planning application is submitted in October. If you want to be further involved in this process then please get do involved with the King Square TR we will be setting up specific meetings with them to discuss the community facility, younger people involvement and the landscaping in the coming months, as well as general progress updates. 9 Meet the Team Islington Council s New uild and Regeneration team are responsible for delivering the council s new build programme, which aims to deliver 500 new affordable homes by The team consists of 13 council officers and was set up in 2006 to tackle the shortage of affordable housing. Eleni Tsoskounoglou Koroshilov is the Principal Project Manager working on the King Square Estate. Pollard Thomas Edwards is an architectural practice of about 110 professional and support staff. We were founded and have been based in Islington since We specialise in the creation of new neighbourhoods and the revitalisation of old ones. We have extensive experience of residential development - to make our cities, towns and villages into thriving and sustainable places: homes, schools and nurseries, health and community centres, shops and workspaces, places to recreate, exercise and enjoy civic life. PTE has been creating popular, durable and award-winning housing for nearly 40 years, aily Garner was established in 1976 and developed skills and services to provide a truly interdisciplinary professional practice incorporating rchitects, uilding Services and Environmental Engineers, uilding Surveyors, Project Managers, Quantity Surveyors, and Health and Safety specialists. We employ over 160 staff across offices in London & irmingham. Our projects range in value from 4,000 to 400 million providing services to the Housing, Commercial, Education, Care and Health sectors. The practice was originally established in 1969 and has a strong history of delivering great projects. Comprised of specialist teams, HT Design LLP employs 120 staff working in planning, architecture, landscape design, urban design, sustainability and graphic design & communications.
