EXECUTIVE SUMMARY Gate Petroleum and Gatlin Development are honored to announce Durbin Park, the next super regional, mixed-use development designed to become the most distinct shopping and entertainment destination in Northeast Florida. Situated between Interstate 95 (I-95) and State Road 9B (SR 9B) in one of the fastest growing areas in Florida, this project will significantly impact the region s economic landscape. This mixed use development will provide the first large scale retail development in the area that incorporates entertainment components, hotels, offices, and residential communities to create a true live-work-play destination. The overall development sits on more than 1,700 acres at the new interchange of SR 9B, I-95, and Race Track Road with direct access from SR 9B and Race Track Road. This new interchange is located entirely within the Durbin Park property and, upon completion in 2018, it will provide the project with access to Ponte Vedra and Nocatee to the east, south Jacksonville and the Flagler Center Business Park to the north, and St. Augustine and numerous master planned residential communities to the west and south. At build out, the Durbin Park project is permitted to include 2.4 million square feet of retail, 2.8 million square feet of office space, 999 multi-family units, and 350 hotel units. A unique element of the Durbin Park development will be the inclusion of extensive green space, bike trails, nature trails, lakes, amenities, and entertainment venues spread throughout the project to create a distinct experience for shoppers, residents, office employees, and visitors alike. Phase I, located on the west side of the new interchange between SR 9B and Race Track Road, will consist of approximately 700,000 square feet of retail anchored by three large national tenants totaling over 450,000 square feet with a projected delivery of Q2 2018. Phase II, located on the east side of the new interchange between SR 9B and I-95, will follow Phase I by 12-18 months and will include the lifestyle retailers, restaurants, entertainment components, and Bass Pro Shops. Durbin Park is strategically located in St. Johns County, one of the fastest growing counties in the country with a 54.3 percent rise in population during the last 10 years as well as demonstrating one of the strongest economies in Florida. The majority of this population growth has occurred in northern St. Johns County in close proximity to the project. Durbin Park was recently designated by St. Johns County as an Urban Service Area to permit the development of commercial services and employment opportunities for this rapidly growing area and constitutes the largest contiguous area in St. Johns County approved for intensive commercial development. The population within a five mile radius currently boasts an average household income of $107,935, an annual growth rate of 3.54 percent, and spends an estimated $540 million annually on retail goods. Recent and planned employment growth in the immediate vicinity includes the expansion of Flagler Center Business Park, the addition of a second tower to Baptist Medical Center South, the new Brooks Rehabilitation facility, the future campus for Florida State College at Jacksonville, a new medical office building, and the Citi Corp corporate campus. Major employers in St Johns County include St Johns County School District, Flagler Hospital, Northrup Grumman, St Johns County, Florida Army National Guard, and PGA Tour, Inc. headquarters. The daytime population within a five mile radius is 17,068 employees. VISION FOR DURBIN PARK We are adding a significant feature which will be our main identifier and differentiator from St. Johns Town Center, a 3 ½ acre park (3 football fields) which will be the focal center point in phase II of the development. We truly feel that this feature will create a destination and sense of place that is completely void in Jacksonville for all the families and people to congregate. The large entertainment cluster and exciting restaurants surrounding the park will be a reason to get people off their couch versus shopping online. Elements of the park will include water features, a large playground, merry-go-round and a temporary ice skating rink in winter. The park will act as a gathering place and will host events such as concerts, movie nights, farmers markets, and holiday events.
