1 Welcome to our exhibition Welcome to this public exhibition for Cherry Park, Westfield, Stratford. This exhibition has been organised to update residents on Cherry Park, the next phase of development in the wider Westfield Stratford City scheme. Westfield Ltd are bringing forward changes to the configuration of the existing Cherry Park planning permission, which will be set out in this exhibition. Westfield Ltd biography Westfield Corporation is one of the world s leading shopping centre companies with iconic retail destinations in London, New York, San Francisco and Los Angeles. Last year approximately 435 million customers visited Westfield shopping centres. In the UK Westfield owns and operates Europe s two largest shopping centres, Westfield London and Westfield Stratford City. Westfield manages every aspect of its portfolio from design, construction and development to leasing, management and marketing ensuring that its centres constantly meet the highest expectations of today s retailers and customers. Glenn Howells biography Glenn Howells Architects was established in 1990 and has built up a strong reputation over the last 25 years as one of the foremost design led architectural practices in the UK. The work of the practice is based on clarity of vision and innovative use of materials. Glenn Howells Architects has received over 90 awards for projects ranging from cultural buildings and housing to large-scale urban mixed-use developments.
2 TAXI STOP CR Site Context Cherry Park is a triangular site immediately to the south of the Westfield Stratford City shopping centre. The site is bounded to the north, north-west and north-east by Westfield Stratford City shopping centre, and the car park and service yard entrance of Marks & Spencer. To the south-west is the boulevard of Westfield Avenue, and to the south-east is Montfichet Road and railway land. At present the land is vacant and underutilised given its key location within Stratford. 3 Consented application Cherry Park already has permission for a mixed-use, residential development, granted by the London Legacy Development Corporation in June 2013, for circa 1,224 residential dwellings, as well as business space and a hotel. The Draft Local Plan, prepared by the LLDC, allocates the site for a largely residential development, with a transition from retail and other uses and local open space Consented Proposal The current proposals are in line with the Draft Plan, and include a new retail store and circa 1,200 residential dwellings, together with publicly accessible open space and high quality landscaping.
4 Development Principles The Cherry Park site has been identified in the London Legacy Development Corporation Draft Local Plan as a strategic site allocation as part of Stratford Town Centre West. This states that development on the site should apply the following principles: Provide an overall mix of town centre uses, respecting the existing character, scale and massing of the area The southern parcel (Cherry Park) should be largely residential with a transition from retail and other uses, containing local open space Active uses shall be on the ground floor along key connections and routes The revised plans for Cherry Park have been designed fully in line with the specifications set out in the LLDC s Draft Local Plan.
5 The Proposals Retail and commercial The new retail anchor store will front onto The Street, and will build on the positive effects of the new roof and other recent lettings to reinforce the retail offer of this part of Westfield Stratford City, and Stratford Centre as a whole. This is intended to benefit local businesses by drawing more shoppers into the Stratford area The proposals include approximately 3,000 sq m of commercial space, to be used by small to medium sized businesses and start-ups, encouraging local businesses to grow and flourish Landscape and public realm A new publicly accessible square providing 2,700 sq m of open space in the heart of Stratford City for all the community to enjoy A linear park will run east-west through the development creating intimate spaces for stopping and relaxing, for both residents and the public Residential The development will provide a new residential quarter, with circa 1,200 residential dwellings in a range of unit sizes. The proposals also include commercial and community uses, and the development will be set around a new public square, and high quality, landscaped public and private amenity space The proposals also include commercial and community
6 Public Realm A new publicly accessible square and pedestrian routes are central to the Cherry Park proposals. New routes will help to unify the various elements of Cherry Park as well as improving access to the rest of Westfield Stratford. The Cherry Park Forming the green heart of the scheme, a new publicly accessible square will be delivered creating an important meeting point for new and existing residents. This square will provide approximately 2,700 sq m of green space, consisting of a central, open area of lawn with smaller intimate spaces incorporating ornamental planting, seating and natural play features for children. New landscaped connections New tree-lined walkways will be developed, to improve access along Westfield Avenue and Montfichet Road. A linear park will run east-west through the development helping to create a high quality local neighbourhood.
7 Retail There is a need for further retail offering to help solidify Stratford as one of London s greatest shopping districts. Cherry Park provides the best opportunity within Stratford Town Centre for new retail floorspace. It also builds on Westfield s established offering in Stratford. The new anchor store will help support Westfield, as well as Stratford as a whole, by driving footfall to the high street, shopping centre and outdoor retail areas The anchor store will deliver hundreds of new jobs for local people The new anchor store is fully compatible with the wider objectives of the Cherry Park site, and fits within the development principles, as set out by the London Legacy Development Corporation
8 Design Cherry Park has been designed in consideration of the wider recent development of Stratford. The proposals centre around the following 6 guiding principles: 1. To create a great, high quality new residential neighbourhood for Stratford 2. To deliver a new retail anchor store, improving the urban quality of The Street 3. To transition from the shopping environment to a liveable local quarter with the Cherry Park Square at its centre 4. To integrate the boundaries of the site into its surroundings and improve upon the local public realm offering 5. To maximise sunlight and daylight for the public spaces and residential apartments 6. To create a well designed and inclusive neighbourhood for new and existing residents to enjoy year round The proposals include a combination of higher rise towers across from the new TIQ business centre on Westfield Avenue, with lower rise mansion blocks located around a new 2,700 sq m landscaped square. In addition to publicly accessible open space, all apartments are designed with the provision of either front gardens, balconies or roof terraces.
