SITUATION Hethfelton House is a magnificent country house located at the end of its own tree-lined drive situated within an oasis of fine gardens and land. The house faces south, enjoying views over its own land and continuing to the Purbeck Hills beyond. The village of Wool, about 1 mile away, provides shops, pubs and other local services. There is a direct train service to London Waterloo taking approximately 2 hours 29 minutes. Wareham, about 4 miles to the east, provides a more extensive range of day to day amenities. This is one of Dorset s loveliest market towns, known as the Gateway to the Isle of Purbeck. The massive earth walls built around the perimeter in King Alfred s reign still survive in many places. Wareham offers an intercity train service approximately every 30 minutes, the journey to London (Waterloo) taking approximately 2 hours 21 minutes. The Isle of Purbeck is renowned for its magnificent scenery and rugged coastline which now forms part of the World Heritage Coast. The larger towns of Dorchester (12 miles), Poole (14 miles) and Bournemouth (19 miles) are within easy motoring distance. Sporting facilities in the area include golf courses at Wareham, the East Dorset Golf and Country Club and several fine courses around Bournemouth. There is racing at Salisbury and Wincanton, and hunting with the Portman, South Dorset and Cattistock Hunts. There are excellent shoots locally and both river and sea fishing. There are safe bathing beaches at Studland and Bournemouth and a full range of water sports are within easy reach along the Dorset coast with a large sheltered harbour at Poole, as well as the site of the 2012 Olympic sailing at Weymouth. There are excellent private schools in the area including Canford, Bryanston, Clayesmore, Milton Abbey and Sherborne together with a number of preparatory schools such as Dumpton, Castle Court, Port Regis and Sandroyd. DESCRIPTION Hethfelton House is approached by a tarmac drive which leads to cast iron gates mounted on stone pillars. Beyond this is a gravel carriage drive which leads to a turning circle and parking area to the side of the house. A spur of the drive from the turning circle takes you to the Rivington (coach house). It is understood that there has been a house here as far back as the 11th Century, at which time Hethfelton was owned by Bindon Abbey. A Georgian manor house originally occupied the site but this was unfortunately destroyed by fire in 1923. The current house was constructed soon after in 1929 using the original cellars as a footprint, and although it has the benefit of Georgian proportions it has the advantage of not being listed. The house is built of rendered brick and Ham stone elevations under a slate roof. The house is presented to the highest standards, further enhancing the exceptional quality of Hethfelton House. The accommodation comprises well proportioned and elegant reception rooms suitably arranged for entertaining, with an array of fine classical features including fireplaces with decorative marble surrounds, high ceilings with delicate cornices and ornate plaster work. Double glazed sash windows along with hardwood and marble floors give the rooms enormous character. The kitchen/breakfast room is extremely well appointed with bespoke fitted units and high quality finishes. An attractive oak staircase with oak panelling ascends from the ground floor to the first floor landing, leading to the principal bedrooms. With delightful views over the grounds, the master bedroom and en-suite bathroom is exceptional and benefits from a superb dressing room with extensive fitted wardrobes. There are an additional two bedroom suites, ideal for guests and a further five bedrooms and two bathrooms. Stairs lead from the first floor to the extensive attic space which, subject to the necessary consents, could be converted to further accommodation. PLEASE REFER TO THE FLOORPLANS FOR ROOM DIMENSIONS and LAYOUT.

Rivington (Coach House) RIVINGTON AND OUTSIDE To the north of the main house is Rivington (Coach House) which has been converted to a very high standard. The accommodation comprises hall, sitting room, study, kitchen/ breakfast room, utility room, two bedrooms, two bathrooms (one en-suite). A courtyard lies to the front of the coach house with 4 garages. Beyond the coach house is a tennis court which is gently screened by a laurel hedge. The track continues to a 5 bay modern barn which is currently used for the housing of machinery and storage.

GARDENS, GROUNDS AND LAND Hethfelton House has beautiful gardens and parkland which provide a fabulous environment, these extend to about 21 acres with the house sitting in a central position. To the front of the house are formal gardens with a range of stone terraces which are interspersed with well stocked borders providing an attractive outlook from the house. Beyond the croquet lawn is well manicured parkland with a healthy selection of mature specimen trees. A network of gravel paths lead towards a small lake. The views to the south are simply stunning, in the distance beyond the parkland and grassland are the dominating Purbeck Hills providing a striking backdrop. To the north of the house and accessed from the kitchen and orangery is a protected inner courtyard, which includes an outdoor dining enclosure, ideal for entertaining al fresco with a fireplace to keep you warm in the cooler months. There is a further courtyard and secret garden to the west of the house with a small pond fed from a cascading rill. Cast iron gates lead from the inner courtyard to the magnificent walled garden. Originating from the Victorian era the garden has recently been restored. It boasts a glorious rose garden which is planted with scented old English roses forming a circular pattern around a central water fountain. The remainder of the walled garden is an attractive mix of clearings of small lawns, an orchard, vegetable garden and fruit cage all divided by well stocked herbaceous borders and gravel/paved paths. On the northern wall is a large Victorian style greenhouse and store with cold frames which has been rebuilt in recent years. A gate in the eastern wall leads to a magical maze. The walled garden and maze amount to about 1.7 acres. To the west of the house is an additional pond and further parkland. There is a collection of rhododendrons and further specimen trees of which a Cedar of Lebanon is worth noting. The gardens of the house are surrounded on all four sides by the woodland and farmland affording complete privacy. There are about 42 acres of mixed woodland within the boundaries of the property which is well managed and is carpeted in snow drops and bluebells in winter and spring respectively. The 88 acres of grassland (North Park and South Park) are currently grazed by a local farmer under a two year fixed licence which expires on 29 September 2013. This land is registered to receive single Farm Payments, the benefit of which is currently assigned to the tenant and recovered via rental payments. There is a perfect opportunity to develop equestrian facilities on the North Field. WOODSIDE - available by separate negotiation Located by the north eastern boundary of Hethfelton House is Woodside which is an excellently appointed four bedroom family home with a further 1 bedroom studio flat. It has fantastic reception space and about 2 acres of garden. Please speak to the selling agents for more information.
